Welcome to Big Blue Trace, where luxury meets the serene mountain landscape. This spacious home, with its beautiful architecture, offers an abundance of living space and stunning features.
Great Room: Relax by a cozy stone fireplace, framed by a breathtaking floor-to-ceiling wall of windows that showcase incredible views of the Colorado skies and allow abundant natural light to fill the vaulted ceilings.
Kitchen: Modern, well-equipped, and fully stocked with everything you need for preparing family meals, including a Keurig coffee machine.
Living Areas: Enjoy two spacious living areas for relaxation.
Loft: A large loft provides additional space.
Media Room: Dedicated space featuring a large flat-screen TV, comfortable sectional, and a selection of board games for entertainment.
Dedicated Workspace: Available for your convenience.
Bedrooms (5 total):
2 King Suites, each a private sanctuary (one with balcony access).
2 Queen Suites (some featuring charming sloped ceilings).
1 Captain’s Bunk-Bed (twin over full), perfect for younger guests.
1 Futon
Bathrooms (4.5 total): Updated with modern amenities, including walk-in showers and a freestanding soaking tub in select suites, providing a spa-like experience.
PARKING REGULATIONS – Only 4 vehicles are allowed to park in the driveway. Parking on the street is NOT permitted. Violation of either of these regulations may result in $300 fine per day.
Please note that amenities may have closures or restrictions during your visit.
MAXIMUM OF 10 PEOPLE – No more than 10 people may occupy the house at any given time. NO PARTIES OR EVENTS ALLOWED. Violation of either of these may result in a $500 fine per day.
BRECKENRIDGE NOISE ORDINANCE – Quiet hours are from 10PM – 8AM. Violation of quiet hours is a class 2 petty offense and will result in a fine of up to $600 per violation from the Breckenridge Police Department.
The HOMEOWNER ASSOCIATIONS ARE STRICTLY enforcing any violation to the POLICE DEPARTMENT AND THE COUNTY CODE VIOLATION DEPARTMENT
A 4 wheel drive vehicle will be needed in the snowy winter months.

The house is very spacious with wonderful views. Proximity to downtown Breck and ski slopes is great. Would recommend stocking the kitchen with more cooking utensils, coffee mugs etc. Would definitely recommend this house to a large group.

We had a great time at the residence! It was clean with beautiful views! Beautiful home and instructions were clear. I would recommend for the owners to shovel and salt the driveway, we had a difficult time coming in and out.

I will start with the good things about this house. The house itself was in a good location with great views and was very comfortable for 10 people (6 adults and 4 kids ages 1, 2, 8, and 14). There was ample parking and the house location was quiet and beautiful. The inside of the house was spacious with the master bedroom on the main level, 2 bedrooms on the upper level (each with their own bath) and the bottom level was like an apartment with 2 additional bedrooms a living area, TV room, bathroom and mini kitchen with a sink and mini fridge. The management company was easy to communicate with and was responsive to texts and emails. The Not so Good: The house was dirty. We found old food, and socks under the beds downstairs. Although the sheets appeared to have been washed, the blankets and comforters on the beds had not. There were stains on them and they just looked dirty. We had to wash all the bedding the first night we were there. When we took the bedding off to wash, some of the mattresses did not have a mattress pad covers and the mattresses in the upstairs and downstairs had lots of stains, some of which looked like blood. One of the throw pillows on the couch downstairs had what looked to be a blood stain about the size of a side plate on it. In general, all the pillows and bedding need to be replaced. The management company did refund us the cleaning fee, but would have been better if they offered to come and clean the house, considering what we paid.
