It iok to stay, but nothing special.

Condesa is the best area to stay in Mexico city. The apartment was huge, but it doesn’t help to feel good in the place.

It is a place without heart, if you look for something cosy, this is not the place. It was very dirty. Huge windows, but the view is sad- parking place or a wall.

A nice upscale apartment with a couple serious issues

This apartment has a number of positives. The location on a side street in the upscale and peaceful Condesa neighborhood is great with many good restaurants and a supermarket just a block away. The apartment we had on the third floor (secondo piso) looked out on the tree-lined street. The staff is hard-working, attentive and very friendly and had the place spotlessly clean. It appears only the manager speaks English, but we are able to communicate in Spanish. The interior is roomy, with a large open-plan living room, dining area and kitchen. The furnishings are nicely done with a fully equipped kitchen with a commercial-grade 6-burner gas stove and oven. Only minus – no dishwasher. Both bathrooms are very nice and the two large bedrooms have mini-split units for A/C and heat.

But here I start with the two big negatives. First, there is no A/C in the living room, dining area or kitchen. We were alarmed when we saw the two huge fans in the corners of the living room. They are there because the whole street side of the apartment is continuous floor to ceiling glass (living room, dining area and front bedroom) with no way to open anything. There are opening windows in the back on the courtyard, but there is no possibility of cross ventilation. We were lucky to be there in November, and fortunately the glass wall faces North, so heat was not a problem. The second negative is the construction. I learned about this through a text message from the management only AFTER booking.com had collected the money from my credit card. I immediately contacted them and confirmed that construction was only from 9AM to 7PM. This was mostly true except for one evening when they worked until about 9PM bringing in new equipment. The construction noise didn’t bother us much as we made it a point to be out and about during the day. You can’t leave any of the few windows open though, or you’ll get diesel smoke in the apartment. There is, in fact, a big hole in the ground right through the wall at the head of the bed (the attached pic shows that wall). The adjoining building was torn down due to earthquake damage, and at the present time, November 2025, they are digging in the dirt preparing the foundation for new construction.

Wonderful location to park, grocery and wonderful restaurants. I recommend staying.

The property manage met us at the door on tbe day of arrival.

Noise of construction. The did warn us right before we got there and supplied us with ear plugs. It would have been nice to have water delivered daily as we only received two small bottles on the first day.

The location of this property is excellent. The street is accessible and walkable to so many food options and attractions. The layout on the place was very nice. I also liked that there were three bathrooms. It made it very convenient for our group. I loved the large patio to hang out on.

The floors were a bit dirty. We found a toenail and several hair clumps. There also wasn’t a sponge or dish soap to wash the dishes.

Amazing apartment, amazing host, two thumbs up

The apartment was perfect for a group of 5, in the heart of everything or a cheap uber ride if your legs are tired from all the walking. Nice little bakery and cafe in the area, host was very friendly and helpful.

The stairs up to the apartment are a challenge after a night out but you kind of embrace them if your trip is all about food, those are extra steps to burn off what you ate

Location is excellent. The room was a big apartment and it was great for us. The kids had their own room which was perfect.

We didn’t have hot water for 3 days and the patio doors didn’t lock. It looked like someone had broken in and they were never fixed.

Perfectly adequate for a family of 4 for a few nights in Mexico

Location is great- we walked everywhere. Loads of options to eat around. Checkin process was extremely smooth. The apartment was very spacious.

I would say it needs some redecorating and to put some more utensils in the kitchen. There were some glasses but no wine bottle opener for example.

The flooring in the unit was extremely noisy due to faux-wood planks being loose. It was disturbing to walk at night and waking-up us up each time each of us exited the bedroom, or walking in the living room.

Location is PERFECT! The staff are so friendly and helpful. Karol was especially wonderful. Quiet tree lined street. Easy walking to so much in Condesa. Uber to more busy historic and museum areas. Lovely park right near by. Having a 2 bedroom, 2 bath basically apartment (kitchen, living area, big glass windows/doors that open )was ideal for myself traveling with my adult son and daughter. The beds were comfortable, We loved the space, the location, the warm welcome and the friendly helpful people there (24 hrs guard plus Karol who was there during most business hours and was friendly, helpful, and a wonderful warm welcome).. Loved our stay in CDMX at ULIV condesa, we'd absolutely stay here again! FYI, they don't send you your room code until 1pm day of check in.

Excellent location at Condesa, all what you need is available at walking distance. Huge room for 3 people.

Cleanness couches and carpet at living room needs a deep cleaning, there were not enough towels and in-front of the building there is a bar at the sidewalk loud, until they close. And a little bit of maintenance wouldn't make it nicer.

Generally happy with our stay and enjoyed the neighbourhood.

The staff were very friendly, helpful and attentive. The location is excellent. It was very spacious, comfortable, the showers were good and the beds and bed linens were great. We felt safe and enjoyed the neighbourhood very much.

Some of the curtains did not work and were in poor condition. There was open drywall and electrical work with drywall dust left behind, dusty stained baseboards and a wobbly dining table, missing coffee maker. Small details that could be improved.

Friendly staff, but this place needs renovation badly.

Spacious and good location.

Plumbing in downstairs bathrooms was faulty, both smelt like sewage. Cabinetry and furniture were old and stained. Upstairs bathroom sink sprayed out in all directions and did not drain. Circulation and high temperatures unbearable without fans.

great neighborhood, safe, walkable, lots of restuarants and places to walk to. the area was really cute close to everything. we loved that everyone had their own bathroom and room. everyone was super nice, there was always a doorman. when we had any issues we had it promptly taken care of and they left a gift. beds are comfy, little noise. really nice

Perfect place for a group stay in Condesa!

ULIV was the perfect spot for our group of 4. There was ample room for all of us, whether we wanted to be in our rooms, in the main living area, or on the outside balcony. The beds were comfortable and both showers provided hot water throughout our stay. It’s in super close proximity to tons of cafes and a beautiful park. We felt very safe with the 24/7 onsite security who was super friendly. Overall, highly recommend and would stay again.

Clean, serviceable apartment in great location -- but should be more comfortable given the price

Location is fabulous -- lively area but quiet at night. Building is very secure -- 24-hour security -- yet accessible. Apartment was clean. Staff was available to help with things like extra paper products or booking a cleaning.

This is not a cheap apartment and could be a great one . . . but the furnishings in the living area badly need attention. The four chairs at the dining room table are pretty much unusable. The couch is old and unstable. The rug isn't really a rug and does not lie flat. It was not really a place to relax, and one needs that during a busy visit to CDMX!

Great place, highly recommend

Location is amazing!! Host is super friendly and helpful and I got early check in, late checkout as well as a jug of water so I didn’t have to carry it from the store. Plus for getting help to carry my bags to the Uber as well, I’m not a light traveler😬 It’s ess clean and minimalistic but With everything we needed including a blender 🙌🙏 Can highly recommend and also plus for being dog friendly

We stayed at the ground floor which was amazing for the terrace but you can hear the doorbell and everyone entering the building so not the best for light sleepers. Or bring ear plugs.

The location was safe. However, it is completely gentrified with foreigners (mostly Americans). If you are looking for more of an authentic experience to have try looking into other neighborhoods.

The only downside was the shower, no real water pressure, not sure if this was a problem all the time of just while we were there. There also wasn’t a wardrobe to hang up clothes but there were lots of storage cupboards.

Spacious, comfortable apartment located in a perfect location!

The apartment was nestled in the most beautiful Condesa neighborhood - extremely walkable to tons of coffee shops, restaurants, and an incredible park nearby. The property had 24/7 staffed security on site and felt very safe and secure. We absolutely adored the location. Our host was very kind and checked in often to make sure we knew he was there if we needed him. The apartment was spacious, comfortable, and had everything we needed for a wonderful stay!

We didn't use the balcony much because the view wasn't particularly great - but it wasn't a problem at all!

Extremely convenient, great location and attentive staff.

We’ve stayed here twice over the years. Great location, close to the beautiful park and easily walkable cafes & shops and a big grocery store down the street for essentials. Lovely front desk and support staff. We needed stronger wifi for video work and they brought up a new modem very quickly.

The unit we were in this time, #2, could use some care. The one we stayed in years ago was cleaner.

We had a lovely stay, the location was perfect, and the apartment was clean. Perfect for our family.

There was a little hiccup getting the entry code for the apartment. However,the host was responsive when I reached out and we were able to get in. I booked through Booking.com and he indicated it did not allow him to post the instructions, or it was giving him difficulty. It ended up being fine once we received the code.

Book the large apartments, skip the studio

The location is perfect, the staff over email but also the guards who are always present are extremely friendly. Check in was smooth, info was clear. Bed was quite comfortable, pillows are very basic.

We stayed at the small studio unit on the ground floor. Poor soundproofing, always noisy. The larger apartments are the way to go as they aren’t near the entry. You only get two towels and can plan to request more. Soaps were all finished, we bought our own. And we would bump our head when using the toilet. The balcony/patio is cute but not very private
