Villa Primera Linea

The villa has a fantastic location on a cliff with stunning sea views. The pool was nice, and the air conditioning worked well.

However, the overall condition of the property was very disappointing. The photos online are misleading and only show the few decent rooms. Several bedrooms were outdated, damaged, or missing essentials (e.g. curtains). Three rooms on the ground floor have not been renovated since the 1980s and are simply unacceptable. The sunroom was closed and used as storage, while the outdoor sunroom looked unsafe. The children’s pool was unusable due to constant noise from a pump, and the sunbeds were dirty and worn out. Only one broken parasol was available. Upon arrival (15 guests), we found basics missing: toilet paper, enough towels, dishwasher/washing machine soap, and even simple kitchen tools. For a property advertised as luxury, this is unacceptable. Sadly, this beautiful villa has been neglected for years and requires major renovation. Charging over €13,000 for 10 days is, in our opinion, robbery in broad daylight.

Villa was in an amazing, peaceful location and the views were exceptional. Taxis to/from Calpe centre were easy to get ahold of but would definitely recommend having a car as it can get expensive. I would stay here again 100% - great value for money and villa was spacious, quiet and clean. Great pool and more than enough sun beds. BBQ area was well equipped and we used it on more than one occasion. communication leading upto the stay was great... our transfer wasn't until 6pm on the last day and they allowed us to leave baggage onsite and freshen up before we headed off, which was great.

If you're on the top floor, bring your walking boots as there are a lot of stairs. I asked about the bins on arrival and was told to leave by the front gate. we put all the bins by the front gate throughout the week but we weren't told about the bin situation until the final hour of our stay, which was that we have to carry them 10 minutes walk to the containers. it doesn't sound bad until you realised you amassed over 25 bags in a week visit. We were told there would be a £200 charge for non-removal even though a cleaning fee was prepaid. Again in the final hour of our stay, we were also told about a charger for drop-off and collection of keys but this wasn't mentioned before or detailed anywhere online.

Villa Primera Linea has the potential to be a great villa. Its location is absolutely stunning, overlooking Calpe and has lots of space to accommodate a large party with a good pool, large communal rooms and patios and a separate BBQ area.

It is badly let down by the property being poorly maintained and not in good decorative order in many rooms. The biggest problem we faced was waking to find water coming through our bedroom ceiling from a leak upstairs! Unfortunately, it was not possible to fix this problem, so we had to move bedrooms with kids sleeping on a mattress on the floor and 8 people having to share one bathroom with one being out of action due to fear of flooding the villa further! Although some rooms have been recently redecorated, overall the decorative order is only average and the lower level bedrooms are very dark and grim. These have been nicknamed “the cell block” by our party! Apart from the water leak issue, there are other maintenance problems. There are tiles missing from the swimming pool floor, one of the finials on the top balcony is cracked and lose and looks like it might fall onto the area below and the electrics needs attention with power tripping out on the last night and some switches being faulty. The standard of cleaning is OK although we were not given enough towels and had quite a battle to get more. We also had to wait over an hour to get into the property on the first day which was very frustrating. I did raise the issues with the owner and even shared a draft of this review. Her response was that unfortunately what I wrote is the truth. She said they would prefer us not to publish this review and said they plan renovation work this winter and offered us a big discount if we returned next year. When we declined this offer and sought compensation now, her previously apologetic stance changed an amazingly accused us of causing some of the damage.

I will be sending a complaint as there was no handing over of keys, in fact we were deliberately locked out!

Bad communication from the agent.

The house offers a fantastic views. The rooms are located on 3 different floors and all the rooms have sea views and are well maintained. The upstairs are new, the ones downstairs are of a different style but still well maintained and with an excellent view. The villa offers a large pool area with many sunbed and barbecue. Everything is well taken care of, both internal and external cleaning. The villa can comfortably accommodate 20 people, has a large living room and a large dining room. It is absolutely a place that I would like to go back to in the future.

The views, the location is good with a few good restaurants nearby. A car is an absolute necessity. Calpe beach and town are beautiful.

The upkeep of the villa is lacking. The gardens and outside areas are full of weeds In fact I cleared alot from around the pool before the rest of the guests arrived. A the pool itself was usable but needed the leaves and debris cleaning the outside furniture is very tired with no cushions on the rattan furniture. The 3 rooms downstairs are very very dated and dingy The main terrace at the top has unbelievable views but no furniture, the odd white plastic chair and that's it. This place could be out of this world perched on the cliff top but instead you find yourself looking onto better villas around you and wishing you were there. Sorry Villa Primera, we loved our stay and would still come back, but would need to improve on the quality.

Home was located in amazing spot at the end of the street in first line to sea. Rooms were available in 3 different floors, with additional floor where was swimming pool. We had huge taras with amazing view. We spent there a week with entire family (14 people) with very comfortable conditions. Absolutely place when I would like to come back in one day.
