Well equipped comfortable holiday cottage. Great location for seeing the beautiful north Norfolk coast. We appreciated the welcome pack with drink sachets and biscuits.
Could not control the temperature; the cottage was incredibly warm. Kitchen utensils and oven trays were not very clean; required washing before use.

Good location for the family wedding we were attending
Lights blew in the kitchen several times but not a problem once we found the fuse box! We had 3 cars and only parking space for 2.

The cottage was well equipped and in the perfect location for us visiting family in the surrounding areas.
As my partner is 6ft, he was very thankful for the care taken on door frames to protect his head.
On arrival, the cleaner was just leaving. When we got into the cottage, the floors were very wet from mopping, which we believe is the reason for the very strong smell of dog/dogs (maybe the mop needs to be changed regularly).
The mattress of the double bed upstairs was very soft (to be honest too soft).

It's a lovely, comfortable cottage, tastefully decorated and nicely furnished. The showers are good, although both are over baths with quite high sides so you might struggle getting in and out if you have certain mobility issues. We had a problem with the heating when we first arrived but the landlord was very quick to get it sorted and kept us well informed. The welcome box with sachets of tea, coffee, milk, sugar and hot chocolate, plus some cookies, was a nice touch. There is plenty of space in cupboards and drawers in the kitchen and bedrooms. The downstairs bedroom with ensuite bathroom is great, the bed is so comfy! There is a pub nearby but you have to cross a busy main road to get to it, so take care crossing. Or walk in the opposite direction and see the lovely North Norfolk countryside.
I recommend a ride on the steam train from Holt to Sheringham if you can afford it, my little grandson loved it. Get there early if it's school holiday time though, so you a get a good seat. There is a bus stop near the cottage but buses don't run very often. If you have cars there is enough room behind the cottage for two.
The table in the big kitchen extends but I had to get my son to do it, I couldn't work out how to! There was plenty of hot water for us but if there are six of you and you all like long showers you'll need to bear in mind there is a limited supply and stagger your showers.
My phone signal wasn't very good, but this isn't something the owner has any control over. The internet signal in the downstairs bedroom was often nonexistent, but with a property of this size and in a Norfolk village I appreciate this isn't easy to solve.

Spacious and well appointed its great bathroom facilities and privacy for guests travelling in a group. Great for the doggy, with a small secure yard and easy walking outside. Pub over the road doing good food and drink. Easy quick access to nearby beaches. Comfy and very clean and warm. Good beds and free Amazon and Netflix to boot.
Slightly noisy generator outside the downstairs bedroom, but not a deal breaker.

Area was lovely, cottage was quaint and had virtually everything you could need. Beds were comfy and clean. Ideal for what we required.
Could do with a blind in downstairs ensuite bathroom as directly on rd and people walk directly past window. A black out blind or curtains on top of blind would be more appropriate in downstairs bedroom as outside security light comes on and lights up bedroom, we had to turn the light off so i could sleep. It stated there were laundry basket/bags in each room for bedding when had to take off but there weren't any and I didn't have any on me, so i folded all bedding and left in a neat pile by the washing machine.

Location and that there were 2 bathrooms.
We could not take baths in both bathrooms together. If one shower is being used, the water in the other one turns cold. The bathrooms were deciding factor that we booked this property so we wouldnt need to wait to take baths. The blinds in the twin room did not work. We were also given wrong door code, so could not open door when we arrived in the evening. We were all cold and tired. A compensation is definitely in order.

would have preferred a walk in shower in the en suit downstairs. felt a little unsafe climbing into the bath without safety rail. needs to be more “accessible “ friendly.

Lovely cottage in a great location for the North Norfolk Coast. Good facilities, well proportioned and very comfortable.
Only small suggestion would be more comfortable furniture and cottage like decor in the living room.
