The location is great at the village square, a few minutes on foot from the train station. Noise insulation seemed quite good. The room was clean and comfortable, well furnished. The check-in and out were efficient. There were tea/ coffee facilities in a shared kitchen area. We visited in the winter on a very cold day so did not fully benefit from the roof terrace, but it looked lovely. The breakfast was organised in the cafe/bar across the street and is generally a standard Italian one but they did ask us if we would like eggs instead,so we did.

The location is excellent. Do not be put off by the entrance to the building which is old and there was litter for a couple of days. Room was very nice and large with space to hang clothes. Shower is big but there's no shelf to put shampoo/soap etc.
For breakfast you are given a coupon for a bar across the street and you can have one drink and one pastry which I thought was unsatisfactory. For me personally the worst thing was that there were 44 stairs to climb to get to my room and a further 15 if I wanted to use the kitchen. I am 75 and fit, but there are also no real handrails, so it was a challenge. Young people would probably have no problem. Lastly, the tv reception was sporadic

Room was very nice. The parking arrangement was great and Frederico was wonderfully helpful.
Not being met despite emailing our arrival would be between 3 and 4 pm and we arrived at 3:15 pm. Poor signage. Dirty entrance to building -therefore not welcoming. Steep stairs that were not mentioned in the B&B advertisement. More than 40 stairs to climb with suitcases. Finally, we were given a voucher for “breakfast” across the street which consisted of a croissant/breakfast bun and tea. Worse breakfast of our 3 week trip in Italy.
