An exclusive holiday retreat for up to 10 guests, the villa on the green Tuscan hills near the Tyrrhenian coast is a destination in itself. The garden in front is styled in the manner of a typical Italian garden and is almost exclusively at the disposal of guests. A large open-air swimming pool (dimension: 6 x 12 m, depth 110-150 cm) with sun loungers await the guests to relieve them off their stress in the pleasant weather of central Tuscany.
Inside, the villa is divided into two levels with a living room on each floor. The well-restored holiday home has retained its yesteryear charms and incorporated modern amenities for maximum comfort and convenience of the guests. The kitchen-diner with beamed ceiling and arched walls is reminiscent of a bygone era. It is furnished with a large wooden dining table in one section and a set of sofas with a large TV and fireplace in the other. The entrance of the house also has a sitting area and a books and games library to unwind in leisure. The kitchen is separate and furnished in a contemporary style. It is equipped with a drip coffee machine, a dishwasher, a microwave, an oven, a range cooker, a toaster, a cooker hob, an electric kettle and a freezer.
The living room upstairs has a large double sofa bed, a wooden wardrobe and a traditional carpet.

Bedroom 1: The spacious bedroom has a large double bed, a fitted wooden wardrobe and an attached bathroom.
Bedroom 2: The large bedroom has a metallic double bed and en-suite facility.
Bedroom 3: The charming bedroom has a double bed, a mirror and storage units.
Bedroom 4: The beautiful room overlooking the garden is furnished with two single beds, a wooden wardrobe and a writing desk.
Guests can also sleep on the double sofa bed in the living room upstairs.
Bathrooms
Bathroom 1: The grand bathroom has a bathtub, a pair of washbasins, a bidet and a WC.
Bathroom 2: The en-suite bathroom has a shower, a washbasin, a bidet and a WC
Bathroom 3: The refreshing en-suite bathroom overlooking the garden has a shower, a washbasin, a bidet and a WC.

A deposit of 300 € must be paid on arrival.
If necessary, gas for heating between April 15th to November 1st has to be paid on the spot, based on consumption.
Electricity to be paid locally - on consumption € 0,50 kw/h.
Please note that check-in is from 4-8 pm and check-out is from 8-10 am. Any other check-in/out time has to be previously agreed upon.
The owner of the villa stays on the same premises in a separate, self-contained apartment on the side of the building. He is a professional dog educator and can organize basic education lessons or behavioural corrections
Location
The antique single villa is located within close proximity to major tourist attractions and amenities. There are a number of cafes and restaurants within 2-5 minutes of drive from the house. The town of Bientina (about 4 kilometres), where the villa is located, is home to a number of historically and culturally significant churches and museums. It is also a splendid shopping destination. The town is also a superb base to explore Monte Pisano and the nearby Valdera Valley. The Tyrrhenian coast is about a 40-minute drive away. The city of Pisa (25 km), Lucca (26km) and Florence (56km) make for a wonderful day trip from the villa. Pisa International Airport is about 30 minutes and Florence airport is a 52-minute drive away.

we love the home we love the location. The host was easy to communicate with the homeless, spacious and extremely clean and well kept. But there’s about three things that they need a tidy up. Their Wi-Fi needs to be better too much buffering improve on possible a new refrigerator third master bathroom shower water was only lukewarm for the whole week the other bathrooms all work great the other thing I know you can’t control, but there is a lot of dogs around the property that bark a lot.

The pictures and the location was just as described. We where a family of 6 and then we had visit and was 8 at on point. Big rooms and clean, and a lot of space. The gardens are big and are split into different areas. We spent a lot of time by the pool and enjoyed having it all to ourselves. Big space for parking the cars under the trees and in the shadows. Super easy to communicate whit the owners that lives in the buildings beside. Good tv, Wi-Fi, nice kitchen. The only minus we can say is that there is a dog kennel beside and the dogs are barking day and night, we had fans and air plugs that downed some of the noise but still a bit disturbing.

Sometime the property doesn't live up to the pictures. That was not the case here. The house and property are as nice as it looks in the pictures. We loved staying here and have been recommending it to all our friends and family. The owner, Lisa, was wonderful and very helpful. You will need a car to get anywhere, but it is so worth it.
