Situated directly on the sands of the popular 55th Street beach, this year-round, upstairs vacation destination has been thoughtfully prepared to provide a pleasant coastal atmosphere with practical comfort to accommodate family getaways. Completely renovated from top to bottom, with simple yet striking furnishings, this upper-level vacation home offers a breathtaking panoramic view of the beautiful Pacific Ocean, and a shared downstairs patio to take in the sun. The pictures tell the story - here's what you'll find:

LIVING/DINING AREA:
- Sofa
- Cable TV
- Dining table w/ seating for 4 w/ additional chairs and table extensions on-site.
- 2 barstools at nearby kitchen counter
- Large windows showcasing breathtaking ocean views.

KITCHEN:
- Fully stocked w/ dishes, utensils, cookware, bakeware
- All major appliances; small appliances
- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

BEDROOMS:
- Bedroom #1: King bed; large library of books for your enjoyment during your stay
- Bedroom #2: Queen bed
- Bedroom #3: 2 Twin beds; doors out to small side balcony

BATHROOMS:
- Hallway Bathroom #1: Tub/shower combo

LINENS:
All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.

OUTDOOR LIVING:
- Front ocean view patio is shared with the downstairs "A" unit
- Each unit has its own designated dining table, seating, umbrella and propane BBQ grill. A screen of foliage discreetly separates the patio spaces.

ALSO INCLUDED:
- Wi-Fi
- ceiling fans in each bedroom; heating
- propane BBQ grill on downstairs front patio
- 4 low-profile beach chairs; hair dryer; iron/ironing board
- starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must supply additional amounts, along with their own personal toiletries/shampoo/conditioner)

DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING.

LAUNDRY:
Laundry facilities on-site. Guests must provide their own supplies.

PARKING:
- 1 garage space for small to mid-sized vehicles.
- General neighborhood street parking can also be utilized when spaces are available (metered & unmetered)

LOCATION:
Just steps from the area's best beachfront, there is great surfing and lots of sea life on the nearby jetties. An easy stroll or bike ride to restaurants and shopping. Tennis, racquet ball and basketball courts nearby; 3 parks within walking distance. Easy day excursions to Disneyland/California Adventures, Knott's Berry Farm, Universal Studios, Hollywood, San Diego Zoo and Wild Animal Park, Legoland, and more! World class shopping at Fashion Island and South Coast Plaza only 10-15 minutes away.

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack n Play portable cribs, portable high chairs, twin rollaway beds and much more! Contact us for more information.

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

It was nice. Right on the beach. The owner of the house lives in the below unit. You have to share the patio with him which wasn’t a problem. I like that the windows open so fresh air can get in because you’re not allowed to use the air conditioning apparently. I would Probably stay here again.

Very welcoming ambience from the start and left with a very memorable stay. It felt like it was our own home, everything we needed was provided with the comfort of our needs, cleanliness, detail-oriented, to pre-made ice, and water for rinsing our feet from the sand. The library of books of good reads, astonishing! Not to mention the appreciation of the family certifications shared in this personal touch. Absolute breathtaking panoramic view, waking up to see the sunrise and set. Highly enjoyed the convenience of local stores, family, and baby friendly. Couldn’t have asked for a more perfect stay to celebrate this special milestone with our daughter. Thank you and look forward to our next stay here!
