I was very happy with everything.

Felt like home

Great location Hosts were so welcoming, felt very homely in the lounge bar. Very reasonable bar prices, free pool table. Thank you Shaz & Maz, we will be back.

It was satisfactory for what we wanted

It was very clean, and the staff were very friendly, across the road from the beach, Parking was free. We didn’t have breakfast but the menu was very good, comfortable beds.

The walls are not very thick so the noise level from adjacent rooms was high, could hear when someone was in the shower also the water system was noisy at times but I suppose that is normal for some older properties.

Great location with an amazing view

The location was perfect with a sea view. The price was spot on for what you get. The bed was comfortable and the room was nice and warm. The whole place was clean. perfect for a spur of the moment stop over.

The decor is dated which didn't give a great first impression but once we noticed how clean everything was, it sort of grew on us. It's kind of like sleeping over your Nans house but I think that added to the charm.

Great location and spectacular views of the beach and pier

The owner was very welcoming and the location is great and easy to find. The views of the sea were spectacular and the room was very clean.

Our room could do with a bit of updating. The rooms could also do with fans as the noise from the roundabout can be quite intrusive in the early hours of the morning.

Can't understand how the 4star hotel rating works, as we both think it should be classed as a B and

Breakfast was very nice and the location was also great. The room was attended to very well and the tea/coffee and sundries were all well supplied.

We were surprised how small the bedroom was and in particular the en-suite, which was tiny. TV reception was poor in all channels.

Great hotel, excellent value for money, would highly recommend, location is spot on. The owners are also excellent very welcoming and can’t do enough for you. Also a bit of a pool player on the table in the bar which is very well priced. 🍺🍺😀

Good value small hotel, close to the beach with friendly hosts.

The hosts were very friendly and helpful. They made sure we were able to park at the rear of the hotel. The property was near to the front with easy access to the beach and town and had a sea view. The breakfast was lovely and cooked fresh.

The decor was rather dated and needed as refresh. It was clean though. The bathroom was very tight and the shower was weak and took a lot of messing to get it to a good temperature. It was very noisy outside at night with lots of racing going on which obviously isn't the hotels fault but windows have to be kept open as there is no air con.

If I really had to think of something, an iron and ironing board in the room would have been great, but I am pretty certain if I had asked for these, the owner would have most definitely made these available for us. I didn't ask, because it was really no biggie! :-)

Private parking front and back, owners were on site and really helpful and friendly. The room was clean and comfy and right by the beach.

Single traveller.

Good location for bar's and food etc , very nice hosts and comfy bed, the shower was a bit wayward temperature wise and not easy to regulate, i can't rate the breakfast as i didn't request it during my stay.

Nice place but a bit noisy

The hotel was great.. but a bit tired. We had room number 8. It was at the top of 2 flights of stairs. No lift. It was a lovely room. The bathroom was a bit on the small side the shower cubicle was small not very good for the large person.The owners and staff are very friendly. We didn't have the breakfast. We are not breakfast people.. but it did smell good. The car parking was free but a bit of a squeeze. We probably would stay again but we would ask for a room on a lower floor. From the car park to our room are 41 steps. Not good for my wife or anyone else with arthritis.so all in all we enjoyed it. If you are reading this and are going with in the next few weeks. Sands road is closed for under ground pipe replacement. So you need to come in on the cost road.

The big down side to our stay. From the traffic island Infront of the hotel to the Vue cinema is about half a mile in a straight line. So we would get some kind soles with no thought for others who would use it as a drag strip in the early hours of the morning. Big exsorst and a dump valve. I think a speed camera would be a good idea. Even with the window closed it was still enough to disturb your sleep 😴

We were very happy at the Sands Hotel clean comfortable food good view of the sea as the sea is just across the road lovely beach and about 10 min walk to the town of Paignton we will go back again for us in our seventy's it was spot on

Excellent location. Hotel was exceptionally clean. Shaz and Max were very good hosts anything they could do for you was done with no hesitation. Breakfast was very good and well worth the money. We would definitely return to this hotel if we were in the area.

The shower - the shower head had not been cleaned, black mould round the shower head - absolutely disgusting. It’s in window says it’s broken but it’s actually been sealed round - looks like it’s been like that for a very long time.
