Rooms are good, overall facilities are really commendable. Lobby is nice, offers unlimited water & coffee in a cozy setup. Front desk staff are helpful. Location is very nice, very close to restaurants and a 7-11 is also nearby in 3-4 mins walking distance.

The location was perfect on the southern end of the Niemann area of Chiang Mai. The staff were friendly and helpful. The facility communicated clearly in advance and they were ready for my arrival when I got there as a result.
It is at the boutique level of places, but there were several things that were not ready and had to be prepared once I arrived. For example, the in room safe had no batteries because they felt people did not use the safes.

Location is central in Nimman and easy walk to everything. The lighting in the room was quite good. I had some work to do so the desk was useful.
The property is fairly new, but the quality of the fittings was poor and already starting to show wear and tear. Shower was weak and the room could have been cleaner. The general layout of the property with the weird pool was strange.
