The location - close to the center
Everything else. Not even simple amenities like a water heater in the room. The bathroom was the worst - extremely slippery and old - not well maintained at all. The heating was not working right and this was sub zero temperatures - there were two heaters behind a wood panel - one was barely working and the other wasn't. Even the hair dryer is the room wasn't working.

Ideal location, close to where we used to live and friends of ours live. We had the first night without breakfast, the second with. Breakfast was very good. We ended up staying another 4 days in Garmisch, would have extended our stay at this place, but there was no availability, so we moved on.

Hosts are mean, rude and not welcoming. They should run this ad business at all. Worst experience and ruined our Christmas and whole stay. Appliances are old and sink literally collapsed on my daughter’s legs. Luckily no broken bones but back and legs injuries.due dry rot and water damage and rusty mounting were the reason, but we were yelled at, blamed for it as well as they tried to kick us out immediately even though we still have another night of stay. We tried to find a solution and even downsize to 1 room. As we booked 2 rooms. We were threatened to pay for damage because of some law…the owner( male) used profanity, scary movement and literally kicked us out.

The apartment was really cozy. The bed and linens were excellent. a quiet place indeed for relaxation. its good enough for a 1 night stay.
We felt a bit cramped - just our feeling about it. Did not had a common kitchen and hence it was a bit inconvenient but this was known. It would be nice if the hotel could arrnage for a common kitchen atleast.

Location was great...stayed in GP many times but this time was across the river which was much cheaper and still within walking distance of everything we needed. Water was hot and the balcony view was nice. The German b'fast was typical and the cost of 10 each per day was worth not waiting for places to open up in town. Grocery stores were nearby. Great meat restaurant within 200 meters. We rode the train, so the whole town lay at our feet to explore.
If you cannot climb stairs...let them know before you arrive, so they can put you on the bottom floor. The picture on the website shows the place from long, long ago when there wasn't another whole street of houses in front of it. We had difficulty finding on google maps, but after we found our bearings it was easy enough to find. Place was very dated (think 1990's)...our curtain was kept up with a rope!

The breakfast was wonderful. The manager of the place made the eggs herself from chickens on property, and was so friendly. Location was very quiet, and walkable to may great places in town.
The bed mattress was not comfortable. Ended up with a little back and shoulder pain each morning, those were the ONLY issues of this place.

The breakfast was good - very traditional and filling. The location is great! In a nice neighborhood and very close to hiking trails that are easily accessible. The inside of the Tannen was clean and comfortable.
The grounds were not as kept up as I would have expected for a guesthouse although I did not spend any time on the grounds other than walking to and from the guesthouse.

A good distance from the city center - we walked to restaurants - there were many to choose from. The city is very nice, pleasantly lively.
The rooms were nice, but the beds were very soft, stretched out. Metal bed glued together with tape, clumps of dust on the lamp. The wooden floor creaks a lot - it kept waking us up whenever someone passed by. There is a curtain in the shower, the toilet seat was broken - we reported it to the owner. Breakfast was simple, no vegetables - it was enough, but nothing very tasty. The garden around the house is not maintained, everything is overgrown with grass, things are lying around. There are several parking spaces in the yard, if you can't fit in, you can park on the street. We would not go here again.

The location was great for us, next to the public parking lot, supermarket, restaurants. The room we stayed was comfortable and spacious.
They have a partnership with a parking lot, but is way too far away (20min walking back to hotel) and you need to say upfront how many days are you staying. We didn’t had time to get breakfast but some relatives said it was good. The staff is nice overall, just one person that was rude and way too aggressive with guests, us and coworkers.

We greeted by the host by asking us how arrival time through messages. Instruction was clear, and we felt welcomed throughout our stay. The breakfast was also very filling, which was perfect for us to do some hikes around the area. We enjoyed staying at our room. It was very spacious, where we could fit our luggages with room. There was also a couch area for us to just relax.
The pillows were thin for my liking but it was more of a preference.

Very nice and charming, the Installation have a beautiful and warm set up you almost feel at home. The garden has large trees and is all around the House, inside the house still has the furniture and settings from bygone times.

Sincere host, comfortable bed, fine breakfast, perfect mountain view are really good. And the distance to marianplatz is good. There is Eibsee bus station also other direction bus station on Marianplatz.
Bathroom is small and there is no a hairdryer. Dont forget to bring your own hair dryer!
