About this house rental
This tastefully appointed downstairs 1BR/1BA home is an ideal retreat for a solo traveler, couple, or small family looking to experience Newport Beach comfortably and affordably. Step outside to the large, cheerful front patio and enjoy being just a short 200-yard stroll from the popular 35th Street Beach, a true local favorite.
OUTDOOR SPACES:
The front patio features a dining table with seating for four, complemented by additional seating and a market umbrella for shade. A propane gas BBQ grill makes it easy to enjoy relaxed meals outdoors.

- Primary Bedroom: Queen-size bed, cable/streaming TV
BATHROOM:
- Hallway Bathroom: Step-in shower
LIVING, DINING, & KITCHEN:
The living area features a comfortable sofa and loveseat arranged around a cable TV, creating a relaxed space to unwind. A dining table with seating for four offers room to gather, and the open layout flows seamlessly into the kitchen. Sliding glass doors lead out to the front patio, bringing in natural light and an easy indoor-outdoor connection.
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.
YOUR STAY ALSO INCLUDES:

- Hair dryer, iron, and ironing board
- Heating throughout
HOME FEATURES:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Floor fans have been provided for your comfort.
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: No laundry facilities; however, there is a convenient laundromat five short blocks away.
Parking: There is no designated parking space. Free neighborhood street parking can be used when available.
YOUR SPACE:
Guests will have private and exclusive access to the entire ground-floor 1BR/1BA residence. This includes all interior spaces and the front patio.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
NEWPORT BEACH REGULATIONS:
This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund.
BEFORE YOU ARRIVE:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
Check-in Time: 3 pm on the arrival date
Check-out Time: 10 am on the departure date

We loved the beach cottage we stayed in the week of 2/13 - 2/19. It is in a convenient location to the beach and all the activities going on there plus necessities like a great grocery store nearby . The cottage is in pristine condition offering all the amenities anyone could want for a fun vacation.

Lovely little rental right by the beach! It was clean, cute, and great for working remotely. In November we had no issues with street parking

When we checked in there was a massive amount of flys everywhere. We contacted the property manager and we’re told to keep the doors closed. Coming from Arizona we don’t rent a beach house to keep the doors closed and ESP when there is no AC. Finally after a few emails, I called and they sent someone who also saw the massive amount of flys. They said it was the trash can, and he hosed off the front. We didn’t even want to spend time in the house because of the flys. Bring your own soap because they put it in a ketchup bottle looking jar- gross! We will not be staying here again. The owner lives up stairs and we didn’t feel like we have privacy.
