    The rooms comes with digital card key lock, which felt very secure. the room are spacious and cooking facility are extensive. salt and pepper are provided and comes with cooking hood to ensure your room stays fragrance-free. We arrived later than expected and had to early morning activities but the staff was very accommodating. However, the stairs within the building are log cabin kind so it was hard to carry our luggages up. Overall I still enjoyed the stay and it felt like an hotel stay.

    Motel is clean and roomy. Besides a nice kitchen is a plus for long stay. Location is a 30 min walk from downtown and 15 min walk to restaurants and supermarket. Price is on the high side though Rotorua is pricey.

    We stayed a couple of weeks ago. Very nice large room with the usual NZ motel facilities including a second bedroom and a very nice bathroom. It is situated on the main road leading into Rotorua, just a small distance away from the downtown area. It is quite easily walkable. A few minor criticisms is that there is no curtain on the kitchen window and we were woken overly early by daylight each morning during our stay. Also, the on site parking is cramped and limited. There is on street parking in the local area. We had been expecting a volcanically heated hot pool but it was long term closed and unavailable. Finally, Rotorua would be better named as Roto-poo-ah. Not the motel's fault in any way but there are frequent strong whiffs of sulphurous volcanic drifting through. This is a feature of Rotorua generally so your nostrils would be similarly treated wherever you stay. There are very many motels along the main road in which this accommodation is situated and Thermal Oaks is probably one of the better ones.

    Sulfur smells stronger than other motels. Facilities are worse than motels of similar levels.
