Villa Belvedere is a brand new villa located only 1.5km from the small Mediterranean town Omiš, Cetina river, and sandy beach, offering open and panoramic sea views. Perfectly organized for a very comfortable stay for a family gathering for a total of 8+2 people. It is impeccably equipped in a modern and luxurious style containing simply everything needed for a comfortable holiday. In a very quiet and private environment and again so close to the center of Omiš.
With panoramic sea views, you are invited to relax whilst watching the sunrise or sunset over the Adriatic.
*The outdoor area VILLA BELVEDERE offers you a 36m2 swimming pool with a sun deck area and 8 sun deck chairs, a fully equipped summer kitchen with a grill, fridge, and covered outdoor dining area. There is also a separate toilet and an outdoor shower.
*On the lower ground floor (next to the garage) is an air-conditioned room with a pool table and a sitting area, next to it is a playroom with TV, game console PS4, free WiFi, A/C a great place for children of all ages and also a sofa can open in bed if needed. Outdoor offers 4 parking places, next to one garage place, and a car is recommended for this location.
*The ground floor level (the pool level) offers a Bedroom No1 with a king-size bed of 200-210cm (can separate into 2 single), A/C, en-suite bathroom with shower and sea views. There is a fully equipped and spacious kitchen with a dining area and a terrace with sea views, and free WiFi, next to it is a spacious living room with a TV that also has an exit to the terrace. A separate toilet and a washing machine next to it. An internal staircase takes you to the 1st floor.
*The 1st floor offers 3 bedrooms, each with a bathroom and with sea views. Bedroom No2 with king-size 200x210cm (cat separate into 2 single) and en-suite with shower, TV, Aircondition. Bedroom No3 with king-size bed 200x210cm (cat separate into 2 single), A/C, TV, and a balcony with the sea views. Bedroom No4 with king-size bed 180x210cm (can separate into 2 single), A/C, TV, and a terrace with sea views. A family Bathroom No3 with shower (for bedroom No3), and an ensuite Bathroom No4 with shower (for bedroom No4).
Villa BELVEDERE is fully furnished with all a modern guest needs for a very comfortable stay, with 7 A/C units throughout the entire house, all 4 bedrooms, a gaming room, and a billiard room, there is a private swimming pool, fully equipped kitchen, outdoor summer kitchen with barbecue next to the pool, TV, free Wi-Fi, and all you need to make this your home away from home.

We were really happy with everything! The house had a grill, a fully stocked kitchen, towels, bath towels, extra bed linens, and all the essentials you could need. Even things like toilet paper, dish soap and sponges were provided which was a big plus—we really appreciated that.There was also a toilet outside near the pool. So all in all everything was fresh, clean, and beautiful. We had a fantastic stay and would definitely recommend this place!

WOW! The villa looked stunning online and it didn’t disappoint. We had a lovely welcome from Dino when we arrived; he gave us links to restaurants and a local taxi firm, both of which were used. The rooms were spacious, light and clean, all with electronic shutters for use during the day and AC units to try to keep the rooms cool for the night time. Beds were comfy and showers great. Safety deposit box available too for safe storage of valuables.Probably our favourite area had to be outside by the pool; with sunbeds and towels provided, plus an electric BBQ and a fully equipped kitchen under shaded cover providing shelter from the midday sun; it was all very well thought out. And of course the pool table in the basement was enjoyed too!Omiš is a beautiful town, the market square was very pretty, plenty of little market stalls, street food, shops and restaurants and the people are all really friendly.Activities we enjoyed were zip lining and a trek up to the Starigrad Fortress. If you have a car, the drive to Trogir and Zadar are well worth it; we also had an amazing boat trip from Split round the islands of Vis and Hvar, the blue caves and snorkelling at the blue lagoon.If we had to say anything slightly negative it would be having to navigate the narrow windy road to get up to the villa, but that’s a small price to pay for the little bit of paradise at the top. It’s a must go and we’d love to return one day, very highly recommended.

First time in Croatia and it has been a fabulous experience. The villa sits high on the hill over-looking Omis, the harbour, the sea and across to the island of Brac. We arrived a little earlier than the 4pm check-in as our host, Dino, was in contact during the day via WhatsApp and let us know exactly when the villa was ready. We found the villa in immaculate condition, spotlessly clean and very well appointed. The photos on the site are impressive, but dont really do the house or the view justice.
The outdoor kitchen is exactly that - a fully appointed and equipped kitchen on the terrace by the pool. The terrace is large, with plenty of comfortable furniture.
The games room is another highlight. (Just bring some PS4 games with you if you want to use the playstation!).
Walking into Omis is a bit of a slog up and down a long, steep hill. So you absolutely need a car although Dino did provide a taxi number. Plenty to do in Omis and recommend a boat trip (just bring plenty of cash to pay for activities, although cards accepted everywhere else).
In summary, cant recommend Croatia, its people, Villa Belvedere and its host highly enough. 5 Stars.

This was our first time in Croatia, it's a place I've been meaning to visit for a while. Villa Belvedere is on the outskirts of Omis, up a winding road, and offers the most amazing views of the coast. The Villa is perfectly appointed, and Dino is the perfect host. Dino built the villa himself and the attention to detail is amazing. Lovely swimming pool, very comfortable beds, and air conditioning that actually works. The bonus of the pool table was great for the kids and me :)
Omis is a lovely little town, and has some great restaurants, especially in the streets behind the main road, were you don't get the road noise and there is a nice vibe. I would definately recommend the villa.
