About this cottage rental

Out to Sea has some of the best sweeping views where the river meets the sea. Nautical touches throughout this ideal family holiday home underscore the spirit of Dartmouth. French windows open from the living room onto a terrace to take in the scenery. Wake to an inspiring sight from the master bedroom balcony or the full-length windows in the top bedroom.

Accommodation:

Approximately 40 steps lead up from the parking bay to the front terrace and main entrance. The front door opens onto the open-plan living space with a dining area and well-equipped kitchen at the rear. At the front of the living room are the French windows offering truly impressive river and valley views, filling the room with light and offering access to the front terrace with garden furniture. The lounge area has two sofas, an armchair, and a TV with a DVD player. The dining table comfortably seats six between the living room and the kitchen.

Please note that the wood burner, is not for use by guests.

The kitchen at the rear includes a Smeg fridge-freezer, a dishwasher, a washing machine, an oven and hob, a microwave, and a toaster. From the kitchen, there is access to the rear garden.

The first floor has the master bedroom, a bunk room and the family bathroom. The master bedroom has a kingsize bed with a Juliette balcony which make the most of the panoramic views, as well as a TV and en suite shower room. The bunk room in the rear has bunk beds as well as an additional single bed. (If you wish to stay as a party of 7, this is possible, but there will be a £50 premium). The family bathroom off the landing has a bath with an overhead shower.

Upstairs again to the second floor, in the eaves of the property, is ‘the engine room'. This second bedroom has a double bed and dual-aspect windows, again looking towards the river as well as over the back garden.

There's central heating throughout.

Outside:

Immediately outside the living room is the front terrace with outdoor furniture perfect for al fresco dining with a sublime view. On the way up to the front door from the parking area, you will pass by a mid-level sitting area.

Parking:

There is an onsite parking bay for a medium/large vehicle.

Spectacular views are to be found high up above the town looking over to Kingswear and along the Dart estuary. This property is for fit mobile guests as 40 steps lead up to the property. A further 76 steps are required to reach the lower town and also to be negotiated on the return. Also no hand rails on any of the stairs in the property. We were disappointed not to have a patio umbrella especially as we were fortunate to have hot weather and would like to have sat out relaxing. A kind neighbour took pity on us and actually lent us one. Whilst very pleased to have parking, a luxury in Dartmouth, it is only suitable for a small car plus the lane up is very narrow. Our mini clubman filled the space. The master bed has a 13.5tog duvet, very heavy and not suitable for the summer, no lighter weight available. Overall a nice house in a beautiful location but a little tired and a few updates wouldn’t be out of place. Having said this we would return for the view alone and bring our own duvet!

Without doubt the worst holiday let we have stayed in. Poor condition in terms of facilities and cleanliness. Lack of instructions, toilet seats were loose, dishwasher was broken and it looked like it had been for a while. The door in the double bedroom was hard to open and you really had to pull at it to open it. No instructions for heating (although in the booklet it did mention a thermostat in lounge that wasn’t actually there). Only one curtain in lounge to one side and it would have been nice to have relaxing seats (to admire the view which was actually lovely) in the window instead of the pouffe which was uncomfortable.

The views from Out To Sea are breathtaking. The steps up to the house and from Lower Town to Above Town can be challenging (!) so pace yourself. The house itself is comfortable and light. Obviously, you don’t go on holiday for the TV but some guidance on how to use the lounge TV would be useful. Not everyone will be used to the Amazon Fire Stick.

Overall we enjoyed our short stay at this delighted cottage. Lovely efficient company to rent from. It would have been good to have been warned how steep the roads to were with a 1 in 3 gradient on extremely narrow roads. It was very unfortunate that the people next door had a massive loud party in the evening making it impossible to sleep until midnight when they finally turned the music down. We had come to attend a funeral so it didn’t help our mood. But beautiful views from most of the windows. Also it was a bit cold in the evenings, the heating was either too low or not on for long enough a time.

Postman jumping over the wall and walking thro your table and chairs seems very rude and not ideal when your having breakfast outside ,the noise from the ensuit taps is quite noisy because of the pump and does disturb the other people in the house ,saying that we thoroughly enjoyed our stay the house was spotlessly clean ,the views speak for themselves we would definitely return

the view is really very nice, unfortunately there where noisily and dusty constructions at the neighbourhood going on. It was absolutely not possible to sit outside to enjoy the view. A friendly demand for a reduction of the rental price was completely ignored. Is that the way customers should be treated? The beds are under 2 meters long and more suitable for smaller people.

We had an enjoyable relaxing holiday at Out to Sea, Dartmouth. The information, communication and guidance by Dart Valley Cottages was excellent making the booking process and getting there easy and hassle free. The accommodation was clean and well maintained and matched our expectations. The view over the river Dart is stunning and we enjoyed dining on the outside terrace . We liked the location on the edge of town, it was quiet but only a short distance from a wide variety of pubs and restaurants. The road outside and parking is tight but we managed with an SMax people carrier and it got easier as the week went on.
