Grand Avenue 1 Bedroom Condo

Grand Avenue Residence is our favorite condominium. 4 pools, 3 slides, 3 baby pools, 2 gyms, 2 spas, 1 children playroom. Steve's condo is small but well equipped: 1 confortable queen bed in the bedroom, 1 comfortable sofa bed in the living room, full kitchen with a large fridge, washing machine. Steve was nice to take us to Jomtien bus station by his truck. Communication with Steve was perfect all the time which is rare in Pattaya.

All below are just minor objections and not a real problem for most guests. Only 1 chair, I hope Steve will provide 3 more. No table for the balcony, a small foldable table to put a cup of coffee and an ashtray would be sufficient. The curtains are not really blackout. This was not a problem for us because it was not bright outside, but some people could find this a annoying. The view: it looks at another building. Steve asks for a 5000 baht deposit in the case of some damage. You can have absolute trust in Steve regarding that but it would be nice to be informed upfront.

I have stayed in grand avenue 14 times in the last 2 years , but my first time with this specific owner. On arrival , I had to wait outside for 10 minutes despite giving the lady a 35 minute arrival warning . ( not good on the heat ). BUT this is common in grand avenue as security very strict . However , once I finally got to the room , the check in process took over 20 minutes ! The lady literally had tick sheets of kettles , bed sheets , pillow cases , TVs , blankets that she showed me individually around the condo as she ticked off . At first i thought she was just showing me the facilities HOWEVER this was to show me if anything is missing or overly dirty on return I would be charged! I can understand TVs , washing machines , even a kettle at a push , but even sooons , cups , t towels were itemised . Out of my previous 14 stays in grand avenue I thought this was ridiculous and time consuming. They , we get onto the 5,000 Bhart CASH deposit they insist you pay . Out of my 14 stays a deposit has only been mentioned twice . One was 1500 and one was 2000. However , I didn’t pay the 2,000 one as once they seen I was a mature traveller it was waived . 5,000 is ridiculous and also not declared at time of booking ( although declared in a follow up message after booking ) . The light in bathroom was broken , which was noted by the lady upon our extensive equipment tour , yet not replaced and made lighting in the toilet difficult . Shaving etc was a challenge . BUGS , the cupboard above the fridge is very dusty / dirty and seems to be a home to little Crawley bugs , they where mostly contained to this cupboard but did have the odd one in the bathroom / bedroom. Upon checkout , you guessed it , the lady went through the room extensively , ( my last 14 stays usually require the key card to be left on the table and the auto locking door closed behind me ) .
