The location is great, especially if you like to visit the Loi Kroh fights that are held every other day. Very convenient entrance to rooms via a back security door at all hours. I mainly had work meetings very late, so I was usually nocturnal, and this was very nice. Unfortunately, I was also always asleep during the room cleaning hours, so I can't comment on that.
Some minor issues with water supply on the top floor due to a pumping system. Throughout the day you can hear a pump pulsing and occasionally the toilet will underflow and suck air loudly. Didn't bother me much but learnt to keep door shut while sleeping to limit the volume.

P’Lyn House exceeded our expectations for a budget stay. Everything was super clean, comfortable and private. Lyn the manager speaks fantastic English too. Incredible value for money. We will be sure to return if we come through Chiang Mai again!
Some noise can be heard from nearby bars most evenings which could bother some people but wasn’t an issue for us at all. The building has great sounds insulation compared to a lot of places we have stayed!

Cute and out of the way of the main parts of town but there's a 7eleven 5minute walk away and could get to the old town in about 15mins max.lovely people who were super helpful and amazing. Massive amazing room aswell
Could here done music nearby but not the hotels fault
