Your upstairs Blue House suite features a king bed, sleeper sofa, TVs, private bath, microwave, mini fridge, and coffee maker. Relax in the garden with artisan fountain and patio seating. Just steps from the River Walk, La Villita, and the Convention Center, Arbor House Suites are four restored 1903 homes with only three suites each. Includes one parking space; extra $25/night. $25 nightly cleaning fee applies. Some suites require stairs.

Neat old house, like stepping back in time. Access to the property is a bit tricky per key storage but you get thru it. We stayed upstairs so lugging big bags up is a trick. Great location though and quiet. We walked to everything for the most part which was handy.

Wanted to love it but had some hiccups. First I never got check in information so had to wait outside for a while to be answered and let in. If you want any AC adjustments you have to let them know as there’s one unit per floor so hope that everyone wants the same temperature. He changed it quickly for us and we kept fans on hi. The building needs electronic lock access updates for sure. The regular key to get in and out kept jamming and I had to call to be let in. The door handles are old. Landscaping needs taken care of, bit over grown. Parking needs updates also. Manager was nice overall apologized for my inconveniences and inside rental was nice and supplied good amount of towels etc.
