Bed and Terrace Guesthouse Chiang Mai

The host, the staff, and the communication are the best in Chiang Mai, really. They addressed most of what they could and responded to all of our requests, so we actually booked the same place again. Early check-in was granted too. The room was old but reasonably clean, with plenty of light and space to walk around without feeling claustrophobic. The clothes drying rack on the terrace was completely rusty, so the host replaced it immediately and even bought and installed a new one within two days ❤️ There was plenty of sun. Whenever the shower drain got clogged, they would clean it the same day. There is a great glass desk for computer use. The mountain view is pretty good, as per the pictures. Plenty of new plastic water bottles were provided daily. It is basically right by the Old Town, just a 2-minute walk.

The balcony and the terrace are actually great, but there was an issue with visitors going to the terrace, which, according to the ad, should be part of the unit. It became an issue because if you're walking out of the shower naked, you will be seen through the windows of the terrace (they are just too close). The host said the terrace was public, but then they backtracked and even put up a Private Property sign on the terrace door. However, if you don't close the door, people will come upstairs anyway... Also, there is a water pump for the entire house that is constantly running, so when they need to maintain it (which happened because it started leaking and making noise all night long), people will still come in without letting you know. The windows on one side are completely bolted down, so you can't open them. The only way for fresh air to come in is through the balcony door and the windows on the terrace side. Whenever the water pump kicks in, it makes the water pipe inside the apartment, over the bed, click and make noise. The pump works in short bursts, so it is annoying. Also, there's a kindergarten nearby, and you're going to hear a lot of noise from there early in the morning. A huge building south of the house was being renovated, so an occasional hammer or chainsaw sound would be heard. The bed linens are old and the towels are tattered. The internet is 30-50Mbps per fast.com, with occasional but regular disconnections from the network.

Really nice stay, the staff was very attentive and helpful and made my visit very enjoyable and easy.

Loved the location! A very cute family run business. Walking distance to lovely restaurants, the Night Market and Sunday Market.

I loved everything about this stay. I will say if you don’t like cats this one is probably not for you.

Very friendly staff, very homey vibe, really felt like coming home, so much love is put in to the place woth many little details, nice sitting area in the lobby, great location!
