We booked last minute and was cheap fir B&B to break our journey up
Check in was easy and they moved us to the hotel next door which I guess is the main building as this is where you pick up the keys fir the lawn hotel ( can’t think what hotel is called ) bar was ok - no I’ve but us there so little cold
Staff were friendly and helpful - breakfast was good full English

we have stayed here about 4 or 5 times now and the main reasons we stay here are because of the staff /room sizes and breakfast, the staff are always very helpful friendly and professional, the room size are amazing there is so much space with plenty or wardrobe and cupboards to put cases cloths and bags in, also as we have a dog there is always loads of room for the dog bed, and the full English breakfast is always something we look forward to as it is cooked perfectly. The cleanliness is good but the bathrooms tend to be a bit tired and dated.
I don't think there is much we don't like, but if I'm being picky then I would say that they could do with a toilet brush in the bathroom but for some reason they don't have any in them .The toilet in the room we stayed at this time was a bit awkward especially for my husband as if you are standing in front of the toilet it has a sloping ceiling which makes it difficult to stand up straight without hitting your head. This is the only toilet in the hotel that we have found to be like this.

The food and setting were fine. Staff were helpful
I find it hard to give a higher overall rating due to a terrible night's sleep. A broken fan in a neighbouring bathroom woke me at 2am and continued for nearly 30 mins. It totally affected my ability to function normally the next day. I emailed the hotel at the time who quickly looked into it in the morning. I asked for a token of compensation for the nights stay and had radio silence. So I can't say I had a good stay or nights sleep or good service as a result of this experience.

I am Elizabeth's husband David. I was attending a conference and stayed for two nights. The Lawn hotel and the Park International hotel share the same site. I was directed to the latter for my stay. Apparently this is not unusual, and I was content to do so.
I paid just £10 extra for a double room, which was plenty of space for me. The room was the cheapest I could find but it had all the necessities
The breakfast had a choice of full English, vegetarian or continental, and I enjoyed the first with all the items you would expect..
There was a proper cleaning service carried out diligently, the making of the bed, hot drinks renewed, fresh towels in the bathroom etc
Ventilation was good since the windows were not locked.
The staff were friendly and professional on reception and at breakfast.
The shower spray was not uniform! with half of it dribbling, although there was enough water to shower with.

Travellers site on the field opposite on arrival. Not safe to leave a work van. Dirty scruffy appearance from the outside don’t be fooled by the photos. On arrival greeted by something smoking on the entrance steps.

Easy to find - good transport
Ants in the bathroom - did not look clean in the bathroom at all. Corridor lights were not on. Breakfast was disappointing.

the hotel staff were very accommodating (as we had our dog with us) the room was a lovely size and we had no trouble in finding a place to put the dog bed, their was plenty of wardrobe space and places to put your cloths, the full English breakfast was lovely and the staff were all friendly and polite.
I found the bed uncomfortable (we have memory foam mattress at home) and there was a group of guests that came in late and was very noisy when they were going to their rooms as they kept banging the doors and talking loudly.(but that is not the hotels fault)

The Lawn Hotel is a sad-looking large detached house. It’s set in a large parking area fringed with ramshackle sheds and a couple of dumpsters. It sits alongside the larger, mediocre-looking Park International Hotel. The Lawn Hotel was deserted, but for a large, beautiful Alsatian dog kept behind a metal, gated fence at the rear left-side of the property, who - bless him, regularly barked at anyone coming or going, at any hour, for extended periods.
You have to walk up and around a wide driveway to check in at the Park International, again seemingly deserted, with only a single receptionist - not particularly engaging.
The room itself was in a poor condition, with only the desk and bedside unit tops dusted. All other surfaces - even the curtains were covered in a film of dust, even cobwebbed. There was a tear in the greyed nets, and the bed throw was stained.
I went to make a cup of tea, going to pick up a teaspoon from its saucer, only to find it firmly stuck to the saucer with leftover coffee - so much so, that I was able to hold the saucer UPSIDE down BY the spoon handle, without it budging.
The bathroom sink’s pipe works were leaking onto the floor, the toilet flushed poorly, the soap tray in the shower was covered in a film of soap, and the metal waste bin was all rusty.
The walls were thin, letting in noise from guests in neighbouring rooms until late into the night.
I saw no-one, even remotely, resembling housekeeping staff at any time.
I skipped breakfast, doubting it would be anything other than sub-par - presumptuous of me maybe.
Unfortunately this was the only property, within my budget, to an event I was attending. With only enough time to drop off my luggage I couldn't negotiate for a room clean before my return.
For this experience I paid the, not insignificant, sum of £95.
This property was a real let down. The listing should immediately be removed.

That lady on reception was lovely.
There were people in my corridor all night long going in and out of their rooms talking in the corridor. My room was NOT soundproofed and it sounded like they were in my room all night! I got no sleep until they went to sleep about 3.30am! I had work the next day.
There was also poo still stuck on the OUTSIDE of my toilet basin that was never cleaned off. Absolutely discussing! Dust everywhere, all over lights and dirty blankets. Never again. It seemed a Drugs den!

The price was reasonable and included breakfast. Staff polite.
The room we were in ( no 7 ) had a very strong damp musty smell . We couldn’t leave our clothes in the wardrobe as it also had the same strong smell. We had booked another room for our son ( room 5 ) much smaller, we had to keep our clothes in his room and change there as thankfully it wasn’t damp and musty. Very disappointed, this needs to be investigated as this is unhealthy to be sleeping in this type of room, even with the windows open all night.
Should be stated when booking that you need to check in at next door hotel where breakfast is held also a bar.

The Lawn Hotel is deserted, but for a large, Alsatian dog kept behind a metal, gated fence at the rear of the property, who - bless him, barks at anyone, at any hour, for extended periods.
You have to walk up and around a wide driveway to check in at the Park International, again seemingly deserted, with only a single receptionist who wasn't particularly engaging.
The side of the Park International on the way to the entrance seems to be under renovation, appearing to be a building site.
On the right-side of the hotel were ramshackle huts of sorts with a couple of large dumpsters alongside - I was tempted to check for bodies, then thought better of it.

first of all the staff were all so friendly and helpful we really could not fault them, the cooked breakfast was lovely and cooked perfectly. the room was lovely and large which was perfect since we had our dog with us so there was plenty of space for his bed to go. the bedding and towels ware nice and clean. the bathroom was a nice size and the sink was a good size with room around it to put all our stuff (toothbrushes contact lense cleaner and the usual bits and bobs)
it was a shame that they did not serve evening meals at the weekends which meant we had to search for takeaways or other places to eat. there was no toilet brush in the bathroom and the fan in the bathroom was very noisy. I thought that there was not enough milk and teabags (4 milk pods which is only 2 cups of tea each) but I did ask at reception if I could have some more and the person on reception did not hesitate to give me some more milk and tea bags as I said before the staff really were very friendly and helpful.

The staff are fantastic and not in your face, the breakfast is amazing, the poached eggs are the best I've ever had, a great portion of baked beans, no silly ramekin in site. Our 2 dogs are always welcome. We have spent at least 9 days in total here this month, split between 2 visits. This is close to town, close th Prospect Park to walk our dogs and close to my family. I will be booking in again when we have to come to Reading for family occasions. Thank you to the staff.

If I been honest nothing
Nothing right on this hotel. You book in one hotel but you need to go to different hotel for check in and the same for breakfast. I book double bed and give us small. Staff not friendly and the more busy on their phone then have right customer service. Breakfast disgusting, not milk on the coffe machine, the room a part from small, dirty and the bed very uncomfortable. The funny bit when explain to you on the room what you need to do in case on fire you can't used the lift but hello is not lift anyway. The smell in while hotel disgusting. If I been honest this hotel need to pay to customer to stay. Very expensive for a shitty hotel. Please not stay in here and I need my money back ASAP

The hotel could do with some maintenance being done, the room I stayed in the window seals where worn out and being on the front of the hotel there was a lot of road noise. Would recommend getting a room on the back of the hotel looking over the rear courtyard.
