About this house rental
25 acres of rolling farmland with renovated farmhouse, pool, tennis court, boule court and spectacular escarpment views
- 5 minutes drive to unspoilt Seven Mile beach and 3 minutes to Berry township with its cafes, restaurants and boutique shopping
- Renovated farmhouse with fantastic indoor/ outdoor living, modern kitchen, lounge with fireplace as well as kids/adults TV room
- Rolling farmland with escarpment views from the entire property with mowed walking tracks and wildlife visitors including kangaroos, hares, ducks, fish and turtles (in the large dam)
Kids heaven
- Paddle on the large dam (canoe provided)
- Massive shed (an old dairy) perfect for indoor activities including basketball (ring/backboard), table tennis, bike riding, skateboarding, indoor cricket and soccer
- Large circular enclosed trampoline
- Some sporting equipment available (balls/bats/scooters etc)
- boule court provides another entertainment area behind the house with boule, corn hole, Finska and coits all on offer

- 3 other double bedrooms with queen size beds
- 1 bunk room with 2 sets of bunks sleeping 4 people
- 3 bathrooms in total, one ensuite with bath, shower and toilet, and 2 others with both shower and toilets
- Kids/tv room with plasma TV, Wifi

- Separate Laundry with washing machine and dryer
PLEASE NOTE:
This is a peaceful, relaxing location that is also enjoyed by our neighbours, and as such, the property is not available for parties (this includes bucks or hens parties), schoolies, 21st birthdays, large functions, or to under 25's. Renting the property without disclosing any of these details may result in eviction and/or full loss of security deposit.
There is a minimum weekly stay requirement during peak school holiday periods although there is some flexibility (excluding the Christmas and NYE weeks)
Minimum 3 night stay for long weekends, and 4 night stay for Easter
Guests are required to provide their own linen (being sheets and towels) although at certain times linen can be provided at additional cost
Pool is not available between the colder months of May - August
A minimum bond of $1000 will apply for all stays
A maximum of 8 adults accepted in any one booking. The bunk beds are not available for adults to use
CANCELLATION POLICY:
Following clearance of your deposit, your booking is confirmed by email and your deposit becomes non-refundable. However, if the cancellation is more than 30 days prior to occupancy, we will attempt to rebook the period again and if successful, will refund the deposit less all credit card charges plus $150.00 administration fee. NOTE: November 1 - March 30, Public Holidays and School Holidays do NOT apply and the deposit is non-refundable for these periods.

What a great spot to have a family gathering! So well set up with all the saucepans, plates, platters and kitchen equipment you could want- great barbecue and plenty of games and play equipment. The pool and tennis court were wonderful and there were plenty of places to relax. Close enough to town to replenish supplies. We loved our week there with family. Lots of room for cricket!

Location was spot on, and view was lovely. Exactly what you would expect from Berry. But there were a few things I’d like to mention. Firstly Max was a great host and had no issues answering questions. In saying that the house really has dated a bit since these photos were taken. The outdoor entertaining area was very weathered, the lounge chairs cushions were old and dirty the frames of the door had cobwebs all over them. The fire pit had ash in it and no fire wood again that beautiful area shown in the pictures all pristine and filled with wood was dirty with cobwebs and no wood. Once inside yes the house itself was lovely alittle strangely set out and not really the best for a large group to be together. The freezer section of the fridge was filled with food and we couldn’t use it due to the amount that was in there. There was a coffee machine on offer yet no pods, and no Tea or coffee sachets. Which would have been handy. In the main TV room there was no TV so if we wanted to watch a movie it would be in the small kids lounge area, not really ideal for 12 people. Pool area like stated before was old and not well kept. Tennis courts, the net was old, tharea wasn’t cleaned or looked after. There were left over ball tubes everywhere. Just not what we were hoping for when you pay 2000 a night. It was alittle disappointing seeing as it was a special milestone for the grandparents and we thought we would spend that little bit more.
