No breakfast was provided. The location was ideal, very close to the old town, downstairs restaurants (including pizzerias), cafes open from 6h30 with very good Italian coffee, sandwiches and snacks. The place is on the first floor (no lift) with its own bathroom (including shower, soap and towel), kitchenette with gas cooker and fridge, fully equipped with pots, plates and cutlery. There is a work area and a small balcony overlooking the garden. The bed is on a mezzanine floor with very steep steps, so those with disabilities need to be careful.
It really is a very good value for money place. However, the place is not so clean and this could easily be improved. The host could also be more responsive to text messages via Booking.com. Not everyone can call abroad and still the host does not call back.

Location good , close to the university, the host quite flexible with giving the key. I knew that breakfast is not included.
No waterboiler, no duvet, only an old and not clean blanket! The shower and sink would need mould killer.
