About this bed and breakfast
River House has beautiful views of the Winooski Falls and is part of Burlington's historic mill neighborhood. It's a 10 minute walk to the Winooski Circle which is full of restaurants and activity. Downtown Burlington and Lake Champlain are a 10 min drive away. This unique, arty, brand new loft space includes hardwood floors, a small kitchen and bath, and a shared outdoor space. River House is a good fit for couples, solo adventurers, and business travelers.
The space
River House was built in the summer of 2017 with its historic mill neighborhood in mind. The original house dates back to the 1890s and you'll see many historic details in the house such as photos, maps and books. There are funky, arty touches around the house including large paintings and some smaller works by local artists. The house is stocked with all the comforts of home and we hope your stay here will be restful and that you will get a chance to explore the neighborhood. River House is permitted and inspected by the city of Burlington.

This is a unique historic neighborhood and the river twists through it. Down the street is the Chace Mill which has a vegan cafe and yoga studio. Across the river is the Champlain Mill which has an outdoor restaurant in the summer and further down the river by the dam is the Woolen Mills. And of course, the Winooski Circle has many restaurants to try and is only a 10 minute walk away.
We are centrally located and a quick drive/walk to Winooski, the UVM Medical Center, UVM, the Burlington International Airport and downtown Burlington. There are nearby walking trails on the Winooski River Walk, Casavant Natural Area and Centennial Woods. There is tons to do here, come visit!
Getting around
There are nearby bus routes and ample street parking if you have more than one car.

The guest house is entirely private and is attached to our single family home. We share a backyard and we might cross paths in the foyer outside your front entrance.
We have two outdoor security cameras for our guests safety and ours. They are clearly visible near the entrance to River House and above the shared driveway. There are no cameras inside!
Please be aware that there is some traffic and airplane noise, as well as the very loud F-35 jets. We live in a busy part of town but River House is a little oasis.

Eva is a super host for a reason! Wow, so thoughtful, kind, considerate and such a lovely property. This was my favorite VRBO experience ever and I've rented a lot of them over the years. The tiny house is beautiful, well-constructed, in a lovely location on the banks of the Winooski River. Inside every detail has been thought through, there is nothing missing, nothing you wish you had but didn't. You can tell Eva has an incredible eye for detail and very good at hospitality. And if all that isn't enough, she even left milk, yogurt, and her mother's homemade granola for breakfast! (And it was delicious - I brought the supplied recipe home from the lovely handwritten welcome card.) I can't recommend this property enough and will certainly return if I am back in the area again. Thank you, Eva!! It was a delightful week!

The Vermont River House was an amazing place to stay. It's a cute little house with a beautiful garden. If you forgot to pack something on your trip, don't worry, it's in the little house. Eva has thought of everything to make your stay feel like home. From her homemade maple granola and welcoming snacks, the notebook filled with information about the area and things to do, to the amazing artwork on the walls and garden, there's always something to discover in this comfortable, welcoming little house and garden.

What a wonderful piece of Vermont. Winooski is a great spot to explore the Burlington, Montpelier, Shelburne region of Vermont. The Vermont River House is 15 minutes from Burlintgon downtown, Winooski is across the river and the back yard is peaceful, pretty and quiet with the falls in the background for peace. The tiny home is laid out well, gives you able space for a single or couple and is bright and moves air through the home well. Eva our host was wonderful, attentive and available. Such a pleasure. We can't wait to return. This trip was to see a music concert at Essex Junction, about a 20-25 minute drive from Winooski. I'd highly recommend this property.
