I got the instructions that the key will be in a lockbox - actually there was no lockbox, and the front door was open. I accidentally entered someone else's room and turned on the lights while they were sleeping. After I finally found my room, it became clear that the adjacent bathroom was too dirty to use for anything other than peeing. I got in the sheets (which had hair and small crumbs), and then some guy walked into the living room talking over the phone on loudspeaker, then proceeded to watch a video on his phone, all at 10 pm. At 11 pm, the guest in the adjoining room decided to take a shower, and the noise of the shower through the door was like someone using a coffee grinder in my room. The only up side is that I was out of the place by 6 am to start my hike, because I was happy to be out of this place. Unless you have experienced living with 5 roommates, which luckily I had, this is not the place for you. Not to mention, the front door of the house was unlocked all night, which I found out while leaving early morning.

The location is convenient for visiting Joshua Tree National Park and the check-in process was straightforward.
Unfortunately, the property was not clean upon arrival. The kitchen and fridge were dirty, with food leftovers in shared areas, and the overall cleanliness was below acceptable standards. The surrounding environment was also noisy, which made the stay uncomfortable. When we raised our concerns, the owner was not cooperative or responsive. Due to these conditions, we eventually had to leave the property. Additionally, it was not clearly disclosed prior to booking that the bathrooms were shared.

I guess I drew up question marks about the artwork above the bed in the queen room. There were sound cables dangling and a speaker embedded, and it felt like a secret listening device, but I could be a little paranoid.😆

I love Joshua Tree. Frank's place was easy to find, with an easy, flexible check-in. We have a private room in a shared house, which was clean and comfortable, with great amenities. We were sad we didn't have time to use the hot tub in the back yard - it looked a lot of fun. The surrounding area is absolutely stunning. And lots of places to eat great food, be entertained, browse the pretty little artisan shops (very "hippie" vibes)
and explore the beautiful national park.

As soon as you walked in it smelt like wet dogs and there were dirty dishes in the sink with old food in the fridge. The thermostat was set to 79 with no airflow. When we asked for it to be lowered we were brought a swamp cooler with dust and buttons you couldn’t read. The fan in the room was covered in dust and did not rotate. Our window was open with a bent screen which made us feel unsafe. There was a hole in the wall, holes and stains in the sheets, and a very stuffy/hot feeling room. There were also extension chords that led to the garage which was questionable. We also could not access the back patio area due to the door knob not working properly. Old cigarette butts were found on the front and back patios. The key lock box took multiple tries to open with the code.

Clean and the interior was obviously upgraded, but it had a strange vibe to it. The other guests that night left in the morning and though they said they had reserved a second night, I don't think they stayed.
Back yard was a shambles. Lots of mess and it looked like part of an abandoned amusement park. It really needs a lot if work. Right now the interior is like a silk purse inside a sow's ear.

I chose the Master bedroom with ensuite so did not have to share a bathroom, which was nice. The king bed was firm but comfortable. The TV has Roku so you can stream from your device, but I didn’t use it. Having a small side chair gave me an alternative to sitting on the bed.
If your plan is to hike Joshua Tree NP all day and just sleep and bathe, the set up is just right.
The kitchen/living room is shared space. There was a group dinner one night, so I just stayed in the room and worked on my computer. I only used the kitchen fridge to store perishables. Otherwise I didn’t hangout in the common space except to drink coffee in the morning.

Very nice, clean house. Location is wonderful - very close to Joshua Tree National Park and within walking distance to downtown Joshua Tree. Roy gives fantastic food recommendations and options of things to do and see while staying in town. Everyone is very laid back and friendly. Very safe neighborhood. You do share a bathroom with other guests, but it's very clean and everyone is very respectful.

Advertised as a queen studio when in reality it was a bedroom of a house with a queen bed and the worst mattress I’ve ever slept on.

The property was clean close to the things we planned to do not was well equipped with all the kitchen utensils we needed. I have no complaints, but would like you to know that the sink in the master bathroom was draining slowly. Also, it would be helpful if other residents would be sure to lock the front door at night.

The location.
It was so dirty!! Full of hair and dust. The floor was so gross, I don't think it had been vacuumed in a while, let alone mopped. We considered booking something different when we saw the state of the room, but we were on a tight budget and it's hard to find something the day of, in the middle of Spring Break. So we stayed out as late as possible and left very early in the morning.

There was no control over our rooms - another guest took my room that I paid for- with a king bed and I had no choice but to stay in the small bed room. I could not sleep because the bed was so uncomfortable and every time you shifted it squeaked really loud. I let them know I was driving all day and asked if it was okay if I checked in late- they assured me it would be fine. I wasn’t aware that guests operate on an honor system and are supposed to take the room they paid for. Someone who got here before me just wanted the larger room and took it.

Location is great. House is well-appointed. Good price. I could check in early, which I greatly appreciated. Communication was good.
Bed in orange room was squeaky. Walls are paper thin. Too many people sharing one bathroom. For guests: Early morning and late evening blow dryer use is very inconsiderate. People sharing a kitchen should be in and out quickly—not dominate the space so much that others cannot use it.

Check-in is confusing about what room you are to have. Keys open all bedroom doors!!!! There was a misunderstanding about which room we had. Rather than admit to his participation in the misunderstanding, the host declared it was all our fault. Unfortunately I became angry and there was a heated argument. Ultimately we complied with the host’s request and changed rooms. We would have appreciated a concession from the host or, at a minimum, an apology.

The property listing did not indicate that we would share a bathroom/shower. Our neighbors came in late, and although they tried to be quiet, the doors and showers made loud noises and woke us up. They also appeared to have been unclear about shared bathroom and left towels and underwear hanging on towel racks. The hot tub shown in posting was in the back yard looking out a neighbors camper-living arrangement and the owner's construction work, not pleasant.

The room we stayed in had a private bathroom and as very clean. Parking on drive or outside. We didn’t use the hot tub or outside garden area so can’t comment on that. Good kitchen facilities

It was nicely furnished. The kitchen had everything we needed. The location was perfect, just by the entrance to Joshua NP. The welcome book had a lot of useful information for visitors.
The AC in the master bedroom did not work well. We had a fan at full speed and still we could not sleep because it was so hot . I even opened the door to the hallway for some breeze but it didn’t help much .
