Location, receptionist, kitchen, BBQ, separate entrance.
1. Lack of towels - even in cheap hostels you can rent a towel for a small fee.
2. Beddings are very old/poor quality - even in cheap hostels beddings are in much better conditions.
3. Very small number of electrical sockets in the room. You can’t even charge phones of three people.
4. Host response time via Booking website.
Weather - but this is not the property issue :)

We only stayed one night so it's hard to judge. However, the room was large and clean, with a private bathroom. The kitchen is past its best years but still sufficient for everything you need. For the price I definitely recommend it.
