Securing this property was a rare privilege and a stroke of exceptional fortune. The proportions of the apartment are genuinely vast, comfortably eclipsing the standard layouts of most five-star establishments.The centerpiece is a magnificent, grand living room complete with a fireplace, complemented by an exceptionally spacious master bedroom featuring a true king-sized bed. The kitchen is in pristine condition and fully equipped for any culinary undertaking.The bathroom is equally generous; the substantial shower enclosure easily accommodates a well-built gentleman without the slightest hint of restriction. Furthermore, the strong, rich, and remarkably stable water pressure was a thoroughly pleasant and welcome surprise.While the two balconies are somewhat modest in comparison to the scale of the rooms, they are perfectly suited for enjoying a quiet morning coffee. One looks out over a bustling, vibrant streetscape, while the other offers a tranquil view of the internal courtyard. Critically, the property is entirely pristine; there is an absolute absence of the mold, damp, or pest issues that frequently plague other listings across the city. It is a grand, bright, and airy sanctuary, imbued with a unique, chic, and warm character that makes it feel deeply lived-in and inviting.

The following observations are entirely subjective and reflect my personal preferences rather than structural failure. They are offered not as a critique, but as constructive recommendations to help the property attain absolute perfection: - Perimeter Security Optimization: It is imperative that the property maintains an unassailable security perimeter. The balcony door leading to the rear courtyard lacks a functional lock and remains permanently unsecured. While the host notes the presence of external video surveillance, this does not mitigate such a critical vulnerability. A premium residence of this caliber naturally attracts clientele with significant capital and highly valuable electronic assets, both of which demand absolute physical security. - Acoustic Insulation: The windows of the grand master bedroom face a vibrant, central thoroughfare. Consequently, the disruptive roar of vehicles and motorcycles without mufflers frequently penetrates the room. While this street noise is entirely beyond the host's control, it would be a highly prudent investment to reinforce the current glazing with advanced noise-insulating layers, as the nocturnal traffic noise remains considerably intense. Ultimately, these points did not compromise my stay, but addressing them would undoubtedly elevate this exceptional property to a state of flawless excellence.

Квартира в центре Батуми, в реальном центре (рядом с парком и озером), а не в т.н. "старом городе", который есть фальшивка для туристов. До него, впрочем, минут 8-10 пешком, до моря ближе. Рестораны, хорошие магазины, мини-базары овощей и фруктов рядом. Квартира в красивой конструктивистской сталинке 1932 года, со старым евроремонтом, который превратил ее в какой-то замок. Две огромных комнаты и между ними огромная же гостина с камином, множество диванов, плюс кухня-столовая и один маленький санузел с душем. Два приятных балкона на две стороны. Подойдет для семьи, но не для компании, т.к. шкаф только в одной спальне, кроме того, другая спальня без двери. Квартира приятная, но свет как обычно только верхний, многое слегка развалилось типа сантехники и розеток. Кондиционер нам не нужен был. Кухней мы тоже не особо пользовались, но, кажется есть всякая посуда. Стиральная машина. Четвертый этаж без лифта. Интернет работает нормально вблизи роутера. Хозяева радушные, передача ключей организована нормально через соседей и родственников. Для желающих увидеть настоящий Батуми, а не туристическую декорацию, рекомендуем.
