Good location but not on beach front if that’s what you’re looking for. About a 5-10 minute walk from the beach etc so not a problem at all for us. 7/11 and laundry place within walking about a minute as well.

Large rooms with air con, fridge and shower, plus a balcony with a view of a green garden outside. The room itself and common areas are thoroughly clean. The reception is open until late night which is always useful.
Karon beach is not very close, its at least a 10 minute walk along a very busy street with tons of traffic and no pavement. If your room faces the road, be prepared for a lot of traffic noise day and night.

The room was fine and the location fairly convenient — about a 10–15 minute walk to the beach. The staff were quite unfriendly and appeared genuinely unhappy to be there. No one seemed willing to help, and even simple requests felt like an inconvenience.
