Positive aspects * Good location in Agia Thekla, with a beautiful sea view. * The area is extremely quiet at night, which is a definite plus. * The pool is large, clean and well maintained. * The villa has a slide and swings for children, which is a nice feature for families.

Negative aspects * The owner’s communication was rude, dismissive and unnecessarily aggressive. The booking terms clearly stated that payment would be made during the stay, yet approximately two months before our arrival we received an external payment link (outside of booking.com) requesting the full amount of the reservation. * We eventually agreed to pay one day before arrival, but the issue was repeatedly brought up. We were constantly reminded and warned that if payment was not made, our reservation would supposedly not be valid. This created unnecessary stress and was completely unacceptable. * The air-conditioning system is a major problem. All the AC units have timers and automatically switch off after a maximum of six hours. In the middle of August, with the temperatures in Cyprus extremely high, this means waking up during the night to turn the AC back on. This is particularly unacceptable when travelling with young children and a baby. * The villa is not luxurious, despite being presented at a level that suggests otherwise. It has the basic amenities, but many things clearly need updating and maintenance. * We found broken plates, while the chairs and sofa were stained and visibly dirty. This is not the standard we expected for the price paid. * None of the bedrooms have blackout curtains. The large windows allow sunlight in very early in the morning, meaning you either wake up from the light or, if you keep the windows closed, from the heat once the AC switches off. * We requested one additional baby cot and were asked to pay an extra €150, which we found completely unreasonable and unacceptable. * Check-out is at 10:00 a.m., which is already very early, especially for a family travelling with small children and a baby. We politely requested just one additional hour, but this was refused without any flexibility. * On the day of check-out, despite the strict 10:00 a.m. departure time, an employee came to the property at 9:40 a.m.

There needs to be a full length mirror as we had a wedding and nobody could see or check their outfits.
