Great location and generally well equipped. A few small changes would make a big difference but as it stands I wouldn't probably stay again because of them.

The wifi was awful. I know you don't go on holiday for the wifi but we couldn't use the apps on the TV in the evening, my daughter had to submit work to Uni and I needed to send some work emails and we couldn't do any of it in the flat so had to hunt out wifi elsewhere. Generally the place could do with a refresh - the basics were clean but things like skirting and paintwork needs a deep clean or refresh. 9am checkout seems totally unnecessary bearing in mind you can't check in until 4pm - if you're staying one night you're barely in the place. There is a little noise from the bars outside but nothing too bad imo.

The location was exceptional: right in the middle of Keswick, but not noisy at all after about 9pm. The house is well appointed and has all that’s needed for a short stay.

The directions actually in the property were great, but those we were sent were a bit vague. 9am checkout is a bit early; 10 o’clock would be much better, especially as checkin isn’t until 4pm. Also, there was conflicting information about the time the parking permit expired: in the property it said 11am, the email said 10 and staff in the Sykes offices said 9am.

9am check out is crazy! I did contact the owners to request a later check out but the message was never opened which is disappointing.

Spacious top floor bedroom. Central location. All amenities provided.

The main issue was that the hot water ran out and the heating stopped working mid-way through our stay. We were cold during the night as a result, and couldn't even warm up with a warm shower. This was made worse by the fact that Sykes cottages provides about 5 different phone numbers to call if you have an issue, and it's not clear which one is best. We tried multiple but couldn't get through. Also not the best place if you want a quiet night in on Friday/Saturday. Lots of busy bars and pubs nearby, some with live music, which we could hear from the living room and bedrooms. Worth noting there's no shampoo provided too.
