The hotel is within a 5-10 walk from Termini station which makes it easy to get from the airport, other trains, the subway. There are a number of very good restaurants and gelato shops near the hotel. And there is a grocery store about a 3 minute walk as well. So the location is very good for eating and transit, but no shopping or any of the attractions. The hotel room was very large, basically a small apartment, and came with a refrigerator, stove, etc... everything you need for a long stay. The entryway is secure with a nice door and electronic lock, there is a decent elevator. The area is near a lot of embassies so it felt very safe even walking around at night, there are a lot of police and military people around.
One major issue really made me angry here: the hot water heater is so small that it can only hold enough hot water for about 8 minutes. We timed it several times and it was consistently about 8 minutes of hot water. After 8 minutes, it takes about 2 hours for it to heat another 8 minutes of water. This is really unacceptable, especially in an apartment style hotel where you're likely going to have multiple people wanting to shower. Me or my wife had to take multiple cold showers because the hot water ran out and this is really difficult to come back to after a long day of walking/sightseeing.
Another big issue was that the hotel was very loud. The building is a nice old stone building, but the walls are paper thin. We could hear the people next to us snoring every night and we heard everything they were doing in the bathroom. Also, the military people at the embassy across the street are posted outside 24 hours a day, and they have very loud conversations at all hours. I get that they're bored and are just hanging out, but they were laughing and yelling with each other even at 3am, same with some of the restaurant workers near the building. That combined with the thin walls, we had very little sleep every night.
Smaller issues, there is no central heat/AC, there is one unit in the bedroom which keeps that room fine but the other rooms are a problem. There is no TV in the bedroom, only in the sitting/kitchen area, which is annoying as a lot of people want to watch TV as they fall asleep and it would've help drown out the noise. The bedsheets, pillows, and couch pillows werent the kind of bedding that you can wash easily and they felt dirty.
Finally, there is no shopping or any of the attractions close by. You either have a 30 min-1 hour walk to get anywhere, or you can walk to the subway and take the train.
