This was a great home to accommodate our family for a weekend getaway. The home was clean, kitchen and living areas were spacious, and the beds were so comfortable. We loved the patios and large yard for visiting/playing. The location was perfect, right on the water. The dock was fully functional, safe, and a great place to keep our small boat for the weekend. My wife and I stayed with two other couples to view the 2024 solar eclipse. We did get lucky enough to see it despite some clouds, but the house was so much more than that. It was a great place for us all to relax, cook meals, and enjoy the lake. The small town of Kingsland has everything you need and nothing you don’t. The nearby area is beautiful with rolling hills, lakes, and state parks. In the spring there are amazing wildflowers. It is easy to drive to either Austin or San Antonio for day trips. Overall we couldn’t be happier with our trip and would highly recommend this home for adventures with family or friends.

We had a Great time at this place. House was very clean and well stocked. Unlike some of LBJ, there are minimal weeds on this portion of the lake making it great for swimming and boating. This portion of the lake has a sandy bottom. Its great! We rented a 23'

The house was stocked well and nice but could use a good once over on the interior for spiderwebs etc. the location was good, but there was no ladder to get on and off the dock and the area around the dock needs some maintenance to make it useable for swimming.

Loved being able to bring our boat and utilize the slip right in front of the property. One of the best locations for the Kingsland Area. 2 min ride to Boat Town for good food and drinks and H‑E‑B is only 5 min away. Recently updated bathrooms and large kitchen area. Was easy to have a few people preparing food at the same time. The main dining is a little cut off due to configuration of the cabinets but the views are amazing. Wide open lake views from the living area as well. The kids loved taking the kayaks to the sand bar. There were 8 of us and we had plenty of room, would definitely stay here again! Communication was great with quick responses.

This home is spacious and squeaky clean. The beds were very comfortable. All but 1 bedroom are on the main floor so it was a great choice since my mom is on a walker. Mom really enjoyed being able to sit on the balcony and watch the boats and our fishing adventures down at the pier. There is a high top game table in the living room, a full size 8 place dining table, a breakfast table, a balcony table and 4 seats at the kitchen island so seating a crowd for dinner is easy. We will def book this lovely place again.

Good Location

Good Location

We did enjoy our stay here. We hung out at the dock and floated in the water on floats that we brought. We also brought a box fan that we were able to plug into the outlet for extra breeze. We used the provided kayaks to paddle down to the sand bar, which was a lot of fun. The house itself is great for larger families as each bedroom has its own updated bath (though small). Lots of room to spread out. The house itself is not thoroughly cleaned, with dust bunnies on ceilings, under furniture and on the air-return vent. The kitchen/pantry has a lot of various items to use - beware that some of the items are long (13 years) expired. The outside porches are not well cared for either, the outside table upstairs had some sort of dried on substance (maybe ketchup?), bottle caps (not ours) on the ground and just general gunk on the wood upstairs and concrete downstairs. We spent the evenings after the kids retired on the upstairs porch (would have been nicer if the A/C units weren't on the second floor of the back of the house as they were loud, especially when both were running at the same time). Several drawbacks would be the spiral staircase that leads to the downstairs bedroom - although this room would be exceptional for parents with small kids - you could not navigate this staircase while carrying a child. A small toddler would be able to fit thru the spindles while going up or down on their own. The only other access to the downstairs was another safety issue - the steps off the upstairs porch did not have a stair rail and there is actually a landing there where you think you should turn (if you did you would make a 5' fall onto concrete). It seems there is an attempt to make a stair rail but that creates an impaling hazard as there are only posts in place. Overall, our stay was OK.

This place looked awesome in photos, and it was even better in person. Our group was 6 adults and 4 kids ages 10-12. You can hang out as a group in the upstairs or downstairs living area, kitchen, upstairs deck, downstairs patio, or out at the pier in sun or shade and of course in the water. We did all of these. There are chairs/tables/chaise lounges in all outdoor areas. The water was nice, and there's a nice sandy bottom that goes from about 1' deep to about 4-5' at the end of the boat house. There's a nice grassy hill down to the water with beautiful views from the house looking out at the water. We used the kayaks and sat in the water on floaties every day. We rented a pontoon boat one day and they were able to pick us up at the boat dock. Super clean and comfortable with every kitchen thing you could need plus more. We didn't need to go anywhere during our stay, and we really didn't want to. It was a perfectly relaxing trip to end this extremely weird summer. Highly recommend this place and would definitely stay here again. Thanks Copes!

We stayed for three nights over 4th of July weekend and really enjoyed the house. The backyard was great and the shallow water by the dock was perfect for relaxing and cooling off. We played golf one morning, so the proximity to the course was ideal. The fireworks over the lake were some of the best I've seen in some time. Would definitely recommend this house to anyone. Overall this house has all that is needed for a wonderful & relaxing lake vacation. There were plenty of large spaces (kitchen, living room, downstairs area) to relax with the group without feeling crowded. Both patio areas offer ample seating and all day shade. The lake side area and dock are spacious & provide great spots to sunbathe and fish. We had two small kids with our group, so the shallow water area right off the edge allowed them easy access and area to play. The owners provided quick and informative replies to a few questions we had concerning our stay. Also, the home was clean and had all the necessities we needed. We will definately be back!
