A beautiful setting, outside could be presented better, concrete water blasted, BBQ up graded.

Excellent location and facility

We booked the lodge for a team weekend away - what a place! It was the most relaxing and enjoyable break ever. Would absolutely recommend the place for families, friends etc. So peaceful, so relaxing and absolutely stunning.

Stay was good everyone expected

We really enjoyed staying at this property. It has an amazing outdoor area with beautiful views and plenty of space. Only cons were, the toilets are outdated (flush buttons gets stuck), no door on the upstairs en-suite, no heaters in any of the rooms. Other than that this place is highly recommended.

Spacious and well thought-out areas. Clean and tidy rooms. Lovely spot!

Great place to stay with a big group of people. Basic consumables like milk and coffee would have been appreciated. The interior lighting by the TV area does need a bit of an upgrade.

Excellent retreat & loved our stay. However the water tasted like a creek & we ended up buying water to drink.

This property provided everything our family required for a quiet, relaxing holiday! The location and surrounds are spectacular. The beds were comfortable, the kitchen and outdoor area provided ample room for us all (12). Our host was gracious and friendly. Thank you for sharing your little piece of paradise!

Location was great and the grounds were lovely, we enjoyed the outdoors. We did find the house a little uncomfortable for our large group (11 people) with only two bathrooms (one bathroom is an ensuite) and bedrooms very hot at night. Leaving windows open was the only option but meant bugs coming in as no bug screens. Overall was a great stay.

Excellent property for groups of people that need individual beds. We had 10 people and all managed to get separate beds. Excellent outdoor entertainment area and overall great place to stay. A++

We had the best time away here, amazing property, completely set up for relaxing and spending fun time together, especially the outdoor area. House and grounds are beautiful and well kept and clean. Host was super friendly and helpful, great comminication. Everything was just perfect 😉

The place was very comfortable, and clean.

This was great for an extended family group, with space for 6 boys to kick a football, access to the river, huge outdoor living, that meant everyone could find their own space to relax and enjoy being together. We are looking forward to enjoying it even more for a long weekend in summer.

Karls house has bin 1 of the best houses ive rented off bookabach.hes a great owner.The house has all the amenities you need.the outdoor area is good for having afew cold ones and chill.the back yard is so big you can play alot of sports games with your family or just sit on the picnic tables he has scattered around the place and enjoy the scenic veiw n river.Had no issues with karl what so ever and i highly recommend his house to anyone who is wanting to visit the area for coupley days.thank you very much for letting us stay in your beautiful home again karl.and youll definitley here from me again

Manager great to deal with and the property has fantastic outlook and set up. It was however not up to the standard expected for this price range. As discussed with manager a number of areas needed attention both inside and out, some of which could be quickly remedied others however need urgent maintenance.

Awesome time had by all. Very comfortable beds, ample space for a group of ten. Kids loved running around on the park like grounds . Thanks for the stay.

It was the perfect place for our teachers to relax and unwind, peaceful, secluded but near enough to town and amenities and Waitangi.. An amazing property with everything you could of wanted and plenty of space for 13 of us to stay. I do think the kayak should be included in the price of stay and an added extra cost . Still loved it though and recommend and use again.

As soon as we got out of the car we knew we had made a great decision to stay here. The space around you makes you feel instantly relaxed. We came for a small family reunion for the weekend and the outdoor area was so great for everyone to just sit around and enjoy being together. Heaps of room to play games and a whole field to run about and play cricket with the kids. We kayaked up to the falls and swam every day. No one wanted to leave, we all felt we needed to stay a week here to let the beauty truly set it. I loved all the trees and landscaping with little areas everywhere for you to escape too. The kitchen was the most well equipped kitchen we had ever stayed at, everything you could want was there, it made creating feasts and presenting them nicely so easy. Huge TV for relaxing time in the comfy lounge, rooms are great and beds so comfy, and the shower downstairs was better than mine at home. Everything, sheets and towels felt so clean. Great books in the bookshelf, you need to check out your birthday in the Birthday Sun Sign Book. Karl was so easy to connect with, we really enjoyed having him there in the back house, much respect to him for some of the guests he must have to put up with. Its a hard job. We will be back if Karl will have us. Such cool memories made here, highly recommended to anyone in need of a getaway. Keep an eye out for Scruffy, the ratty looking blackbird who looks like he has been in a blender. He patrols the property and keeps the other birds from your food. Thanks Scruffy, your a great host haha

My family of 10 (3 generations) thoroughly enjoyed staying at this beautiful property. Great location for bird life, stunning natural setting, and spacious house. Great proximity to surrounding areas, near Paihia and Kerikeri, also Russell. Would recommend for any large group.. we stayed a week, but could have gone longer. Facilities are great with covered shade bbq area and lots of seating. We tested the limits of the hot water, but didn’t take long to heat up. Very satisfied
