The owners were very welcoming and helpful. The breakfast was superb and cooked to order. The facilities in the room included tea/coffee/mineral water and chocolate snacks, as well as high quality bathroom essentials like hand soap, shower gel and shampoo. Parking was just outside the front door and was away from main roads. We would stay here again.
The bed was a bit firm for us and creaked alarmingly every time we moved, and the sound of other residents going to the loo or moving around occasionally disturbed us.

Spotless and spacious room. Welcoming owner. Storage facilities for our bikes. Nice breakfast. Handy location to get into Great Ayton. Good value for money.
There is no pavement on the short stretch of road to get into Great Ayton, but that’s nothing to do with Mill Farm! It’s a very short walk too, so not really a problem, especially when it’s light.
