A nice B&B, very close to the Yerevan - Sevan main road, and yet surprisingly quiet, with a nice garden. Sevan has a big float of cabs that will take you from there to the city centre (5-8 minutes) or to the lake (10-20 minutes, depending on how close a beach you pick), but also to Yerevan (60-90 minutes, depending on traffic conditions), for cheap. My room had a good bed and a totally functional private bathroom, for a very reasonable price. Good breakfast in the family's living room (nice vintage vibe). If you are to choose, ask for the omelette! Excellent communication: Geora speaks excellent English and is always there to help. I had my linnen washed at no extra cost!
It's not a big deal, but I remarked that the house has a wide covered balcony, which would be ideal for smoking and hanging out in the evening, it would just require some tiles on the concrete floor, and some (garden) furniture.
