Mixed feelings

Beautiful room.

Long walk over uneven surfaces with poor lighting. In several areas of poor lighting there were no handrails. Although the patio is beautiful it overlooked some sort of ugly dome where it sounded like they were shooting off fireworks. I also had car trouble but when I called the main number the man who answered was rather abrupt and told me to call some other numbers. I called those numbers but no one answered until the next day. Fortunately I was able to check the owner's manual online and fix the problem. I would stay there again but only if I didn't have to risk my life on those stairs and had a better view.

A perfect private escape that is reasonably priced with a gorgeous pool in paradise.

The property was so magical! We loved the gardens and atmosphere. It was a complete escape and value for the price. The unit we stayed in was private and clean with cute finishes like the entry doors and windows. We absolutely loved the tub and convenience of having two bathrooms. We didn’t get to use the kitchen since we ate out with family every night but it was nice to have and we will definitely be back! The pool was also well kept and one of my favorite parts. I wish we had more time to enjoy it but we had a lot of plans with family nearby. The hosts also left us delicious wine that they make on the farm!

Nothing! Everything was great! It was a little annoying that the laundry was shared and we had to wait for some people to finish their clothes and experienced people leaving their stuff in the dryer overnight but it was a minimal inconvenience.

Amazing place to stay, felt very welcome and safe the whole time.

It was very beautiful, the A/C was very good, we felt safe the whole time. The pool area was clean with great sun beds with toilets and showers right by it so you never had to go back to your apartment. The onsite host was very welcoming and replied to texts very quickly if we ever had a question. Was given some complementary wine that was delicious and a great touch for our welcome. Would definitely come back.

Spacious, friendly, great location

We had a wonderful stay at Frascati Country House. The apartment was spacious, clean, and very comfortable, with everything we needed for a relaxing holiday. The location is perfect – peaceful and surrounded by nature, yet still very close to Rome. It’s also conveniently located between two towns, just a few minutes by car, where you can find plenty of nice restaurants. The hosts were warm and welcoming, which made us feel right at home.

The only small thing missing was a dishwasher, but that really didn’t take away from the overall experience.

Wonderful stay near Rome

Everything was perfect. Good location when you have a car. Nice pool, quiet and relaxing. BBQ grill on the balcony. Their own wine and olive oil are very good.

The place was a bit hard to find. Lite bit more instruction on how to check out would be nice. But at the end, no big deal, we managed anyway.

We had a very enjoyable and relaxing stay in a peaceful bungalow surrounded by greenery and privacy.

What we liked most was the individual bungalow, which offered a lot of privacy as it was separated from the others. It was surrounded by trees and a lot of greenery, which made it feel peaceful and relaxing. The private garden with a table, chairs, and barbecue facilities was a great bonus – it made the space feel very comfortable and ideal for outdoor meals.

The only thing we didn’t like was the deodorant or air freshener used in the bedroom – the scent was a bit too strong for us. A more neutral or milder option would be appreciated.

Recommended for a weekend away!

The property (loft) had a good size, it was super clean and it’s in a lovely location. We had issues finding the place, it was very late, dark and our taxi just left us so we spent a bit of time walking up and down the hill trying to find it (note to anyone going, if you follow the address on booking.com, there are three green gates linked to the same complex -big red/terracota building; don’t follow googlemaps) Thankfully, someone was on hand waiting for us, even though we were very late at night and was very helpful! The pool is lovely and peaceful!

Not where the title of the property is listed but in a different location per small letters hard to see. Property seemed to be an upgraded out house or improved servant quarters. Country house is in the front and I got the out house. Pathway to the property is not safe and was in constant fear of bodily harm from slippage in the path to the property.

It is a beautiful location near Frascati and Rome. It was an apartment and was comfortable. This place would be perfect for someone who needed peace and quiet. It would be the perfect place for an author who is finishing a book and needs not to get distracted.

It was fairly remote. The stairs leading to the apartment were somewhat difficult to negotiate. I don't think each apartment location has the stairs. They made accommodation to have me part in a different area which was good.

I like that the property came with its own private pool and there was a local vineyard close by which really added to the authentic feel of the stay. We had everything we needed there at the property and were provided with a complimentary bottle of wine from the local vineyard. Staff always tried to go above and beyond when asked for help and would try as best as they could to resolve the matter.

Arrived around 8:30 pm but found it difficult to get a hold of staff at first and the address on booking didn’t match where we had to do. When we called the booking number, we were told to call another number which didn’t get us anywhere. Quite scary given the time of night and the fact that we didn’t speak the language, luckily we had an amazing taxi driver who waited with us until we were finally able to get a hold of a staff at the property. The staff initially seemed confused by our arrival although we had confirmed a check in time between 8-9pm. Given the location we struggled to get service for the first night and the WiFi in the house didn’t work. Again this was only for the first night, as staff came to resolve the matter the following afternoon. The shower drain was clogged with a lot of hair so the water went down slowly filling up to our ankles at times. Again this was only for the first night, as staff came to resolve the matter the following afternoon.

Great for both country and city

The grounds are beautiful, especially the pool area. The accommodation is clean and comfortable. Fernando who lives on site is very helpful and friendly. It’s in a good location for visiting Rome, but you can’t walk around after dark due to wild boars in the area. we didn’t see any though!

We stayed in the apartment with roof terrace which is advertised as having air conditioning. It does have it but only in the bedrooms. This is fine if no more than 4 people are staying, but if there’s 5 or 6, then 2 people are on the sofa bed in the living room and therefore don’t have the benefit of the AC. I think this should be made clearer.

The swimming pool and the countryside around. It is a big flat with a very nice terrace.

The bed in the main bedroom was very uncomfortable, I believe it is broken. The ombrella base in the terrace was broken. There was not cold water in the shower. The flat is nice but in need of some serious maintaince.

Everything, the Appartment we had was spotless clean, great facilities e.g bathroom and kitchen. pool was wonderful. Fernando the housekeeper was very friendly and helped us with the luggage and was always available for questions. we will definitely come back!

Beautiful countryside near Rome

We booked the two bedrooms flat with the big terrace. The pool is amazing, sorrounded by the beautiful countryside. The flat is big and has everything you need, it has an amazing terrace, we did appreciate the umbrella provided on the terrace. A parking space is also provided. We will book again.

The flat needs some maintenece, especially the windows. The terrace (which is the main reason we booked the house) needs cleaning and some comfortable chairs.

Nice apartment and surroundings, but

The apartment is nice and spacious for a family of 4. It has a huge terrace and easy access to the pool via a slightly overgrown path. Walking distance to Frascati but beware of wild boar in the area after dark.

The road leading up to the house is private, but I guess no one really owns it as it is a bumpy pothole nightmare. The pool was frequented by loads of people who were not staying at the country house, which seems a bit casual in these Corona times. Also the apartment is above the staff housing and they tend to make a lot of noise when they get up at 7:00 but are not shy to ask my kids to be quiet after 20:00. Finally you should be prepared to pay cash as the host will go to great lengths to convince you your credit cards do not work.

A pearl in Frascati - it's definitely on our “’I’ll be back list”

Brilliant location (about 5ish min drive from central Frascati, where there is a nice old town area good parking and shopping possibilities) Beautiful surroundings - the place is a historic house, which has been repurposed for apartments - huge pine trees, olive trees, old style court yard - really nice for kids exploring :) Fabulous apartment, furnished so it was comfortable and usable, nice kitchen with all appliances, kept in Italian style with marble floors and nice colours Wonderful pool area - adult pool and shallow kids' pool, short stroll from the apartment (just a few minutes - depends if you have kids or are hard of walking) Spectacular view over the Rome area from living room and bedrooms (We had appartment 4 - don't know about the others) Apartment was ok easy to keep cool, even without aircon (fans available) Live in groundskeeper was available on short notice Contact via mail and phone worked well and we received confirmations and information ahead of time. Very secure - grounds are fenced in and require a key – kids can play in the courtyard without fear of traffic. We liked that it is remote from tourists, bars/ night life - that is a choice.

Very few MINOR! details: some of the furnishings could use a fix up - nothing that affected our stay: a wobbly table, missfitted parts on the WC-cover, some wobly marble floor slabs I never managed to find details (opening hours, menu, price..) about the in house restaurant, so we chose not to use it - we could probably have called or strolled in and gotten it. Be aware the grounds are quite hilly and there are several stairs, which may make this a challenge if you are handicapped. Coronarelated - the pool had to be accessed via an indirect dirtpath - took maybe a minute longer.

We have stayed in Grottaferrata for the past 11 years in the Park Grazioli which is across the road from the apartments and we loved having the extra rooms and self catering facilities. Our friends apartment was the best as they had air con and a terrace however ours didn't have any air con or a terrace to sit out. I have rated excellent based on our friends apartment so make sure you book number 44. Fernando was more than helpful and offered us a change of apartment which we declined as we had already unpacked etc. He was more than helpful to make sure we were happy with our stay. We absolutely love the location and the hotel allowed us to use their shuttle bus which was an added bonus. Fantastic views over Rome from the bedroom. I have recommended these apartments already to some friends who come to Frascati each year and stay in Grazioli. They have a young family and these would be ideal for them. The Pool is fantastic as we used to use it when the Hotel had it but it now belongs to the apartments and we had the whole pool to ourselves for the week. Absolute heaven on earth. The complimentary wine was also lovely and it is made in their own vineyards

No air con or terrace to sit out in one of the apartments. Fans are provided and the apartment is actually quite cool anyway. I don't really have anything negative to say about them.

Pleasant

The management made a mistake and put us in the wrong apartment (I rented a small 2 bedroom and got a 4 bedroom), but it happened to be next to the other members of our family who were renting a different apartment. It was nice to be close to them. The apartments were fine, clean enough, but the furniture was worn out.

There was an error and they gave us a bigger apartment that we didn't need. I rely on the reviews and photos to make reservations. I knew it didn't look like the apartment I had reserved (2 bdr vs 4 bdr). They didn't tell me they switched the apartment so I thought they put false information on their site. We found out at the end that they made a mistake but left it because it was close to the apartment the rest of our family was in. That was considerate of them. However, we should all have been moved to a different location because there were squatters who were in another of the apartments and they yelled at us several times and turned off our water heaters, told us not to park in the parking spaces, and put garbage cans behind our cars when we did park there. We didn't know this until the last couple days of our trip. We had been leaving our doors open while we were home so that family could come and go. We would never have done that had we known, we felt unsafe. I understand it is difficult to remove squatters but the managers of the property should have moved us to different apartments that weren't connected to this area or found some other solution. We really should have been informed. The apartments were fine but this situation was not ok with me.

Heel fijn verblijf op een super locatie met alles wat je maar wenst!

Het is een geweldig verblijf met alles wat je maar kan wensen, mooi en groot, heel fijn bed, 2 ruime en mooie badkamers inclusief alle benodigdheden. Halverwege werd er nog eens gepoetst en bedden verschoond, handdoeken kon je vragen indien nodig. Wasmachine en droger was aanwezig op het complex, gratis te gebruiken. Het zwembad is groot met grote ligweide, ligbedden en tafels met stoelen onder schaduwdak. Ook de omgeving is heel mooi met veel goede restaurants, winkels en barretjes voor een goed koffietje. Antonio en Bruno zijn toppers die altijd voor je klaarstaan!

Dat er 2x een feestje was bij het zwembad vonden wij wel jammer. Bij het appartement hoorden we het niet maar bij het zwembad was het niet fijn, alle bedden bezet en vol in het water.

Ein außergewöhnliches Appartment

Das Appartment war sehr geräumig und sehr sauber. Es gab alles was man zum Kochen brauchte. Die Heizung und Klima funktionierten einwandfrei und sorgten immer für die richtige Temperatur. Das Personal hat uns sehr lieb empfangen und das geschenkte Olivenöl und Wein waren köstlich. Der Außenbereich war sehr gepflegt und hatte sehr viel Charm mit den Blumen und den Olivenbäumen. Der Poolbereich war sauber, ordentlich und sehr idyllisch. Dazu gab es noch ein paar kuschelige Hofkatzen, welche ab und zu unseren Aufenthalt versüßt haben.

Der Tennisplatz gegenüber war schon manchmal recht hörbar. An dem Appartment an sich gab es gar nichts auszusetzen.

Appena entrati in casa, ci hanno proposto un benvenuto con vino bianco (da loro prodotto, davvero ottimo!) e cioccolatino in occasione del periodo pasquale. Ottimo anche l’olio di loro produzione, messo a disposizione della cucina! Colazione offerta con caffè, cornetti e tante altre prelibatezze per le nostre necessità. Il giardino posteriore personale della villetta era la ciliegina sulla torta: dotato di barbecue e di un tavolo con ombrellone. Silenzioso e incredibilmente rilassante! In più, l’appartamento era dotato di un grazioso solarium fornito di sedie a sdraio per poter godere del sole nell’’intimità di casa! I nostri 3 cani sono stati accolti con gentilezza poiché si tratta di una struttura 100% pet friendly, e si sono trovati benissimo per tutto il soggiorno grazie all’ampia disponibilità di spazi verdi dove passeggiare. Antonio, il gestore del posto, è inoltre una persona deliziosa, gentile e sempre disponibile a qualsiasi esigenza. Insomma, potrai sentirti come a casa, in più con ogni comfort e le coccole che si spera di ricevere in viaggio!
