Quiet and well located for visiting family

Great location, close to a nice pub, close to shops and bus stops. The rooms were ideal and had everything we needed kitchen, dining room, bathroom, bedroom and lovely big lounge area to relax in and watch television. It was also nice and warm which was a real bonus given how cold it was outside in December.

There was nothing we didn't like everything was lovely and made us feel at home.

What a beautiful place, it’s so cute. A fresh baked bread, coffee, milk, sugar and jam are included.

Excellent location, fantastic views from the penthouse, plenty of on street parking, short walks to station. Nicely appointed, very comfortable lounge and large bedroom with very comfortable bed. Fresh artisan bread appreciated

Very little to fault I’d happily visit again 😁 perhaps a little maintenance in the bathroom to bring it back to its very best.

I have booked my stay in two settings, so Booking.com is asking me to leave two reviews. After the first (negative) review I left, the owner contacted me saying that family life delayed him from sending it, but that it could still be done. In addition he asked me to modify my first review. Holland House is way too expensive for the service and accommodation one gets. The refund would have brought it down to its actual range.

It was a beautiful room kitted out to a very high standard. It was clean and very comfortable. The hosts were very welcoming.

The system to gain entry at the main door. It was digital and initially complicated. My train was 6 hours late and I felt stressed and didn't need this challenge. This is a message for the owners I do not want this to be printed.

I liked how clean the property was. It has came with everything we needed, e.g towels, cutlery, etc.

Only issue we had was the bed was a little uncomfortable, the mattress was a little hard but it wasn’t a worry one bit.

Loved everything lovely room with a little kitchenette available. Perfect location great value for money would defo love to stay again.

It was in a quiet neighbourhood and close to good places to eat and drink. Near the main road with good bus routes. Comfortable bed with great kitchenette in the Loft Room. Loved the big bath tub. Just the relaxing weekend we needed. Thank you.

Would have appreciated some written instructions on how to use the 3 remotes for the big TV. Everything else was great.

The apartment is located in a beautiful building, very close to Vale Park and with free parking on the street below. I loved the chaise longue by the window.

I was deeply disappointed with this accommodation. The bedroom is described as en-suite, but you cannot flush toilet paper down the toilet, making it exclusively a urinal for men. The furniture (mirror, dining table, chairs, doors, chaise longue) was damaged and not replaced, or was dirty or stained. I bought disinfectant wipes to clean the areas used daily. The floors had not been cleaned in areas such as under the bed, which were perfectly accessible and visible upon entering the room, immediately giving me a feeling of distrust in the hotelier. The baby's crib was there, but I had to buy the sheets myself because they were delivered after three nights. On the third day, I heard the cleaning staff insulting each other from the street, and then shouting in the apartment next to mine to put the pillow and milk on the floor using foul language. Breakfast was described as continental, but the only things provided were bread, butter, jam, and cow's milk. There was only one coffee pod and three chocolate pods in the apartment, even though two adults had booked for five nights. Cereal, oats, and instant coffee were also provided, but they were not sealed. Bread was provided in the apartment upon our arrival but was never replenished, so we had to buy it. The hotel owner offered to partially refund us but never did so. We won't be coming back here, and I don't recommend it to other travelers.

Very clean. Pretty house and ingenious use of space. Excellent communication from owner and quick response to questions. Home made loaf was a lovely touch. The room we had was compact but well laid out. It had the additional space of a balcony which was lovely but unfortunately the weather wasn’t good enough to take advantage of it.

Initial communication with host was good.. Apt. was pretty small, but comfy. Not a lot of space, bathroom same, tight. Heat worked fine. WIFI same, worked good for phones. Nice to have a balcony, a plus.

TV had no connection. Same as the Netflix. Host did not contact/interact with us at all after check in. A little far from downtown Liverpool, as well to Lime train station, takes apx. 20-25 -30 min to get there, even plus pay tunnel tolls fees every time. It's Wallasy , New Brighton, NOT Liverpool.

Everything I looked for in this little studio was there even down to tea towels and washing products , top marks ! The homemade loaf provided for our stay was delicious.

Rad off in bathroom was the only thing but didn’t like to be a bother

Comfy, great facillities, bathroom was clean and well stocked, Location was fabulous 5 minute walk to the Promenade and 15 minute walk to some great pubs, Indian resturant 10 minute walk was excellent. Metro to LIverpool was 15 minutes away and £5.20 return

Couldnt work out how to turn down or off the central heating, suppose I could have asked was just never the right time

Clear instructions from the host to get into the property Provided simple cereal breakfast, milk, jam and bread. I am happy to be able to enjoy cups of teas without having to get milk just for two nights. Digital dial to control the heating for the whole apartment very convinient and easy to control. Comfortable bed and crisp bedding, I had good sleep. Kitchen had plenty of things we’d possibly needed, it’d be useful for people for longer stays should they decide to cook. Extra bathroom is handy nice and strong water pressure for the shower

Pillows were flat, not supportive enough. Being an aged building there was a bit of leak on the ceiling, though it did not affect our stay. Shower was a little tricky to work out the dial to work out hot water. Toilets slightly unstable. Can easily hear people talking from the road/room next door. Though it was minimum during our stay so undisturbed sleep.

Only downside was no collection of dirty dishes on the Saturday (as stated would happen)....this would have been an issue had my son been with me as originally planned. Oh and please have a fan in the room!

We had a wonderful two night stay at Holland House Guest House. The information we received to access the keys from the key safe for our rooms was easy to understand. We stopped in a Loft room which had everything we needed for a two night stay. The addition of the toaster bread butter and jam plus milk and cereals was really welcome for a quick breakfast. The television in the room was bigger than most in hotel rooms we have come across on our travels. The bathroom had a wonderful modern bath and separate shower cubicle, everything was spotlessly clean. Will definitely hope to return in the future now we have found the Guest House, when we plan a trip to the Floral Hall Pavilion. Big thank you to Charlie for making us welcome with his texts.

Convenient location and parking. Nice bathroom. Easy check in.

Door to room was extremely difficult to close/lock from the inside, as it was no longer in line with frame. There was no way at all to lock the room from the outside. Blinds were not fit for purpose, room became light at 5am and when other guests used garden/garden lights late at night. Mattress was extremely thin and uncomfortable to sleep on. The bed frame was weak/creaking (I’m a 9 stone female!) Bedding had holes/fraying. Under the bed/around radiators very dusty. I was visiting a family member in hospital, otherwise I would have organised somewhere else to stay or shortened my visit.

Three flights of stairs up to the room, then a tight turn down,not accessible for older or infirm people. This should have been identified prior to booking, and we wouldn't have booked. The first floor usually means 1 flight of stairs. Also, the room was small, it was described as an apartment and flat and the largest room in New Brighton on Booking.com, but a tight space. The floor in the room had cereal on it. The breakfast cereals are in a container, so handled by every guest. The milk in a jug, covered but no use by date. No coffee in the container.The sliding wardrobe door was a faff, kept getting stuck. The entry door is a faff. No ice-box in the fridge. The balcony was not clean, and cushions were dirty. The banging of the doors by other occupants was irritating.

The bed is uncomfortable, the bathroom smells and there is a lack of privacy with people having to walk right by your bedroom window at all hours of the day and night to get into their apartment. We didn't feel we got good value for money. Unfortunately they also refuse to return a very sentimental and expensive item we left there, despite me politely following up for weeks i received either no response, passive aggressive comments or they would just miss the deadlines they set for themselves to send it. I've waited over six weeks to post this review but having recieved no response again, unfortunately i have to post this. We've stayed at other places nearby and had much better experiences so would recommend others check out other places.

Edit in response to the owners: i have photo proof of you confirming you won't return my sentimental and expensive item so i'm not sure why you feel the need to lie. It's now been over 3 months since i stayed and i still don't have the item. Booking has been great trying to follow them up, acknowledging the property have refused to co-operate. If you look on Google (which i encourage guests to do) you'll see no review in my name - because i never left one. The owners unfortunately have a history of hiding negative reviews and manipulating people into deleting their negative reviews. I have no reason to leave this review other than to get my item back. If you see this review up, it means they still have not returned my item to me. A warning to other guests: this is how you will be treated if you stay. Save the drama and stay with nicer hosts.
