Lovely place and amazing view
The only issue was no phone signal but WiFi is fine and obviously you can ring via WiFi associated apps ie WhatsApp

This location was handy as we were visiting Middlesborough. The scenery around the area is beautiful and the spacious car park was free. You have to enter your car registration but that is easy. Although the road appears busy in the day we found it quiet at night. We were in room 6, there were people in the room above us but they were quiet/considerate guests. We liked that we had a ground floor room. The staff were kind and helpful and we had a nice dinner in the pub next door which is very convenient.
Despite asking to have the heating turned off in our room, the heated towel rail in the ensuite was on all night. It was so hot we had to cover it with towels so we did not burn ourselves. The radiator in the bedroom also came on in the morning. We found this disappointing. I would consider the rate we paid expensive for the standard of accommodation.

Breakfast and location where good
The room was very small. Couldn’t walk along both sides of bed as too cramped on each side. There was no power socket next to the bed so it was awkward to charge electronic equipment.
