Friendliness and helpfulness of the staff and family. Location - the beach is just across the road.
I wasn't able to buy breakfast, although breakfast was available close by.

Nice hosts
Gate was locked when we arrived (although the reason was understandable). Also there is a hidden tax fee which I have never experienced with any other accommodation in the country, an unpleasant surprise. At no point was it clear that there was a tax fee.
