Stunning views, lovely garden and a well-equipped kitchen. The undercover dining area is excellent and the pool is great in the hot weather.

As previous reviewers also noted, overall the property is rather scruffy and unkempt, with stained and grubby sofa covers and garden cushions, cupboards full of random collections of the owner's stuff, and a long-broken garden chair. The agency are pretty hands-off. My email to the local agent about the missing garden loungers remains unanswered (we found them hidden in a corridor round the back), and the Happy Rentals agent on booking.com simply refers you to the local agent - forwarding the message and asking the local agent to get in touch was evidently too much to expect. Information on garbage and recycling should have been available. You need a red taxed bag for general rubbish (purchase at the supermarket), disposal points along the road you drive in on. Recycling can be done in a lay-by on the road along the lakeside, turn left at the lake road as you drive down from the property. Small maintenance issues had been left unresolved (poor shower and sink drainage, dishwasher out of rinsing agent, a musty smell in the main bedroom), the property seems rather unloved and uncared for. A final note: at the time of our stay (July 25) one of the houses above was under reconstruction, scaffolded and with a huge crane on-site. We had one afternoon of noise and disruption but in general the site was quiet.

I loved everything else. The view is really magical, the place is in a high end residential location, is quiet and a place to relax. The kitchen and bathrooms perfect they looked like just renovated. The house very clean and complete, comfortable to stay for weeks. There is a little grill that is enough for the amount of people that fit in the villa(5-6) The location up in the hill and is like a 15 min walk to the very center of Morcote where you can take a ship to Lugano (you can find a bus stop 7 min downhill from the villa)

The pool wasn't ready, we went in spring (end of April) and even though it was 25°C (not thaaaat warm) I expected someone to let me know before we go. For the price I didn't expected to have a dirty empty pool (other neighbors had the pool ready so it was possible) specially because the advertisement say that is "One of the few places to rent with a pool in this area". So, if the pool is a make or kill for you ask before you booked and don't just assume.

Die Lage und der Ausblick waren absolut Top! Die elektronischen Geräte welche wir benutzen, haben funktioniert. Die Badezimmer und das grosse Schlafzimmer sind sehr ansprechend. Super sind auch die Moskitonetze an den Fenstern.

Das kleine Zimmer mit den 2 Betten hat die Kinder sehr enttäuscht, es ist auch mehr eine Abstellkammer als ein Zimmer(extrem klein für 2 Teenager 13 und 16). Die Betten sind beide defekt, so dass man nach jeder Nacht die Latten vom Bettrost wieder richten muss. Das Sofa im Wohnzimmer ist auch ziemlich fleckig. Das unhygienischste sind aber die Matratzen, diese sind total verfleckt und nur ein Leintuch wird darüber gelegt. Wir haben uns auch noch gefragt wer für die richtige Chemie im Pool sorgt? Nach 5 Tagen haben wir selbstständig Chlor nachgefüllt. Schade ist, dass man mit geringem Aufwand eine klare Verbesserung erlangen könnte (Überwurf fürs Sofa, Matratzenschoner um die ganze Matratze und zwei neue Betten im kleinen Zimmer)!
