Everything was excellent, location was great, close to the borik beach and bus stop round the corner so easy access to zadar old town, lots of restaurants and bakeries near, we had everything we needed in the apartment, two balconies and a nice view.
It was on the top floor and without lift- we had stall bags so it didn’t bother us but if we had 20kg bags that would be quite difficult to access the apartment on top floor without a lift. The water temperature in the shower could be higher- the water wasn’t warm enough.

1)Cleaning is only available after check out.
2) WiFi is unreliable
3)(could be cultural) staff should be more clear by explaining everything you need to know upon check in as a guest; like cleaning options and check out time confirmation.
4)Also, I kept bumping on the toilet roll holder because it's very close to the toilet seat as well as the bathroom shower glass(so close to the sink). So, the space could do a little bit of adjustments for safety.

Nice place for a short stay
Friendly staff, we were able to leave our luggage for a few hours before check-in and after check-out. Great location in a lovely neighborhood—there’s a bus stop, a bakery, a fish shop, a supermarket nearby, and beaches to suit every taste. The apartment has everything needed for a comfortable stay. The description and photos of the apartment match reality.
The room has a sea view, but it’s very close to the road, so it’s noisy, although not too bad. There is construction going on across the street. The room doesn’t have a washing machine, which might be inconvenient for a longer stay.

Lovely and very accommodating staff
The staff at Villa Irena were lovely and very helpful. They helped a lot with answering our questions about ideas of where to go and what to do. They also provided extra towels when asked.
There were no toiletries provided (so make sure to bring your own shampoo, conditioner, bodywash, etc). The Villa is about a 40minute walk from Old Town, which is where all the activity is, so keep that in mind and make sure you're happy to walk that.

Take your earplugs with you to sleep
It is easy to find and we arrived by Uber from the airport. So, Uber costed only 13€ considering it was 20 mins way. We did a late check-in so, the staff sent all the necessary info and the code for the keybox. We easily entered our room at 22:00. Next morning, we checked-in and the staff was really nice and gave us a bus route considering there is no info about bus routes online and no names for the bus stops. Since there are no bus stop names either online or on streets, you kinda have to follow the way through google maps and press “stop” in order not to miss the stop.
We had a small fridge, AC (which was over the door that took some time to see it) and the room was not that big but also not small for a couple. So, couple can easily stay.
The room was clean, the bathroom was not that big but also not small so that it fits two people in case of brushing teeth or drying hair. There was also another mirror in the room itself, so we didn’t have to share one mirror in the bathroom.
We stayed 3 nights so, we didn’t need the wardrobe that much but for longer stay, it was enough to fit clothes.
One of the things we didn’t like about the room is that the walls are too thin. You can hear the neighbors easily. Our neighbors were also so loud that they didn’t care, it’s 03:00 am but started loudly talking and waking us up. You can hear people blowing their noses, coughing, talking to each other and singing songs. I mean, we only used the room for sleeping; therefore, we booked a cheap apartment w not lots of other luxuries but we also couldn’t get sleep properly due to thin walls.
Another thing I didn’t like about the room was the pillow. I had a more different pillow than my boyfriend and it was much higher and small in shape. So, I couldn’t sleep on it since the head stays too high and used my travel pillow. There were extra blankets in the room but no extra pillows.

Good short-term stay near the sea
The room is clean and tidy, but quite small. The little balcony is nice for eating meals but also drying towels and swimwear. There is a local bus stop 30 seconds away - lines 5 and 8 will take you to and from the centre of town and the main bus station in 10-20 minutes. You are only a 10 minute walk away from nice swim spots. There is a small grocery store nearby, plus a bar and restaurants. The staff in Terra travel agency are very friendly and I was able to store my bags there on check-out day.
Very minor, but only sugar and salt is provided, some oil and other seasonings would be helpful. Also no shower products provided.

Good place, but some facilities need to be fixed
I liked that the hotel personnel was quite friendly. I liked that the beach "Borik" was nearby, just a walking distance away from the apartments. The apartment had kitchen at utensils which are quite handy, but I didn't use them anyway. The bed was okay.
I didn't like the transportation to and from the apartment: the bus schedule is not reliable. A taxi ride can cost you up to 10 euros to reach the city center. The apartment didn't have any shower gel so I had to buy it myself. The hot water was not reliably as well: sometimes it became just warm not hot anymore. The lock of the door was tricky: one needs to find a way to open the door of your apartment because sometimes it simply won't open.

Good location, nearby the beach and only 10 minute drive to city center. Good value. Quite big flat and good balcony with table and chairs.
Very bad smell in the bathroom and staff said that it's normal. Very bad WIFI connection, we needed to use our own Internet all the time. No room cleaning for 5 days and if you need new towel, you need to run after cleaning lady and ask her.
Thin walls, you can hear almost every step and conversation of your neighbours.

Was a go but wouldn't stay again too far away.
Plenty of parking on a night, but becareful as during the day it's very busy and you can easy get blocked in, not really sure why there was so many cars, maybe the offices under the apartment block.
Main point I didn't like was 1 key fits all doors, the 1 key we were given fitted the front door which everyone uses and then our apartment , I did question it with receiption and was told it's a special key, after a quick google you can get keys like this be I personally can't see an apartment paying all that money for one of these locks. So we put something behind the door each time.

Good value for money
We had to do a self check in because we arrived late. Everything was easy to navigate - easy to find location, properly working key box. Overall the apartment was very functional and clean. The kitchen is small but enough. The AC was working fine.
The nightstand lamps weren’t working, there are no outlets near the beds, the drying rack was a bit rusty

A convenient base for looking around Zadar
The apartment block is in a residential area outside the city centre, above a travel agent 's (so you need to check in at the travel agency before it shuts at 8pm). Parking was easy, on site with plenty of space. Our apartment was 'Apart-hotel' style, with small kitchenette between bathroom and bedroom, the latter with small table and chairs. It had the basic equipment to prepare a simple meal, but there was also a burger bar and a pizzeria down the road and a popular restaurant also within walking distance (turn left at the traffic lights).

zadar is a beautiful city we loved it but our accommodation was an absolute disgrace
absolutely nothing.
there were 60 steps up to our room and no elevator. my friend who was with me has a medical condition she was exhausted and had to stay in at times as wouldn’t be able to climb the steps
no cleaning while we were there
had to empty our own bins. ask for more toilet roll
we asked for a floor brush to sweep our floor
desperate smell in the bathroom from plug holes
we had to try and block them
smell of smoke in apartment
noise was serious at night from other rooms but no reception to phone to make a complaint . I approached the people myself and told them I was calling the police
said on web site a garden to sit in but no garden there
I could write a book on my week . it was a BIG letdown
I will NEVER book through you again
it cost us more than anyone I know who were staying in better locations and excellent facilities.

Building works directly across the road monday till Friday shocking.cant blame the guest house for that..but I can blame them for the rudeness of the first evening..the rudeness of the female that answered was a disgrace.down right rude. Eventually I got a text to unlock the key..im in the room 4 days later I get a call to check in.?..The showers in the room floods like mad..you are better off washing in the sink..its very hard to sleep with doors banging..I dont think I'd ever stay here again

The room was clean, they had a fantastic shower with good pressure, beds were comfy and all within walking distance of the new town in Zadar.
Unfortunately the noise pollution is very bad. We had construction across the road from us so that was quite loud. We also had a really loud group with teenagers staying both above and below us by the sounds of it. It was quite uncomfortable to have a rest in the afternoon with noises coming from the balcony and also the door.
The shower was very good, once there was hot water. Seemed like the water was hotter in the morning than the evening, you won't get very hot water here though.
