They painted stair rails and walls very small hand written sign wet paint which we saw after getting white paint on my brand new suit

Being treated like a second class citizen, particularly as I was forced to book via Booking.com. Different check-in times and additional charge to use the Spa!!!!!! Oh and the Breakfast was appalling, from the sachets of Nescafe Instant Coffee, to the total lack of healthy options and they call themselves a Spa!!!!

Close to everything... staff brilliant, nothing too much trouble
Dated building suffering damp and crumbling plaster in the room. Get it for the age of the building but caused issue with breathing problems due to conditions. But this wouldn't dissuade us from returning .. just needs some investment... longer term this is a jewel in the crowd you just need to look after it.

Everything. It stunk, curtains were hanging off the rail, plaster and paint peeling off all over the place. Filthy dirty and the manager was so rude.
The charge for each dog is £6.00 and you have pay that every night. We had 2 dogs so it made the stay expensive for what it was.

Property was clean and fresh and staff were helpful and was in god location with free parking.
The first night the heating in the room was not working but there was remedied next day and also the heating in the bathroom and the shaver socket was not working during our stay.

Do not waste your money on going to this place you will not get a refund if you do not stay the place is not like it is advertised me and my partner went for my partners birthday surprise turned up and the place smelt awful carpets with ripped in the bedroom Matthew bathroom was disgusting bed look like somebody had slept in it no hot water for a spot this is disgusting me and my partner did not stay was offered at all alternative room what was the the same ended up staying in Premier Inn my advice do not stay because I have asked for refund very do not give refunds so I am 400 pound down disgusting

The location was good, 10 minute walk to the beach
The fire doors slam very loudly every time someone walks through the doors, walls are paper thin so very difficult to sleep at night being able to hear other people conversations.
Extra charges to use the pool just because we booked with booking.com is very bad.
Beds very uncomfortable and shower didn’t work properly in the room.

Room was tiny and carpets filthy. Shower was installed 40 years ago. Check in at 3pm and out by 10am so if staying for one night no real time to use all of the facilities. Also if you book through here they charge you to use said facilities.

Lovely welcoming staff, dinner evening meal was well organised and the even g entertainment was enjoyable. The rooms are a 3 star however I would stay again the down stairs bar and outdoor gardens with cafe was delightful . The outdoor pool and spa was very welcome int he sunshine with bar and restaurant service straight to the Sunlounger lounge. A 30 minute walk into Torquay itself with a few lovely restaurants nearby if you didn’t want to manage to walk. The staff of the hotel are super friendly and accommodating., this made this day for us

Hotel looks lovely outside. There is beautiful outdoor area to enjoy and relax when weather is nice. Location is great; close to seaside and many attractions (10-15 minutes). Staff are friendly and helpful.
We have been given room near by hallway and stairs so we could hear everyone going and coming around, it was a bit noisy. The room itself was big enough for our family of four however the bathroom bathtub was absolutely filthy; the ceiling had water stains probably from the flooded floor in room upstairs before. I got feeling as this hotel is for elderly people mainly; the price for the room was definitely overpriced; especially when you have to pay for extras - like breakfast or access to swimming pool. Interiors were very old fashioned.

The location
They put my 7 year old son in a room on another floor, at the opposite side of the hotel so he did not use the room and we were charged for it. It isn't acceptable to put a 7 year old that far away from parents.
The staff didn't charge us to use the pool on day one of the stay and did not mention any kind of charge for the facility, but the next day decided to charge us £7.50 for it.
The hot tub was full of scum. The bathroom in our room was filthy with other people's hair on the floor, dirt in the bath, and had clearly not been cleaned for a very long time. The bedroom had an awful smell and the mattress was exposed with rips and tears in it.
The staff made no effort to resolve the situation with our rooms so far apart so we decided to leave after 1 night and not stay for the second night.
We would like a refund for the second night, and for the other room as my son could not sleep in there so far away. We have made a complaint via booking.com customer service but have not yet heard anything back.
We do not recommend this hotel at all and the only nice thing was the location in Babbacombe.

The price I was charged £161 by the hotel was more than advertised when I booked it £154 on booking.com.
It is only a small increase but it is incorrect advertising.

Staff were excellent especially daisy, Aaron, Russell, and all the ladies in the restaurant and the internal coffee shop which was a surprise (great for working on laptop etc.). Bar was very good and the outside area is brilliant. Room has everything you need except little things like glass for water in bathroom but I didn’t ask and am sure staff would have found me one. One last thing it has a 24 hr bar which is not mentioned in booking.com so BONUS!!!
For the price you get what you pay for but I think you get more than you pay for here so nothing to complain about

Staff was very good, helpful, and friendly. The room was spacious, though, probably, in need of updating. The location is very good for the beach and very far from everything else.
Menu at restaurant was quite boring, breakfast was OK, basically though it is probably expected in 3 star hotel. It was extremely limited in desert and fruit choices, probably would be better not to have it at all or present it differently.

The room was incredibly stuffy and when we asked for a fan we found out we needed to pay £10 cash and they don’t accept cards. This was so late at night so going somewhere to get cash from an ATM was not possible. I felt so sick to the point I had to throw up as it was so stuffy and smelly in there.
Also, the room wasn’t clean, I’d say it was rather dirty and the only clean things were the bedsheets. My husband decided to sleep in the car half the night because it was almost impossible to sleep there and also the fact that the cleaning standards were so low was absolutely one of the biggest factors in him deciding not to spend time in that room.
It wasn’t advertised anywhere we should have CASH ONLY in advance in order to get a fan. Especially because we had our card down for the deposit etc so makes zero sense why cash is the only acceptable form. I have been to 3 star hotels before but none compared to this one. It has been very unfortunate as we only decided to go for this one due to its online reviews but they seem to be deceiving.

The outside dining area and sitting area with cafe were good. Location near Babbacombe beach was great. Jacuzzi and pool area was nice. Hotel is dog friendly which was a bonus.

Check-in and check-out were so easy. The staff were fantastic, so helpful and kind. We loved the snack bar, and to be able to take the drinks to sit out on the tables and chairs in the garden.
If we wanted to be picky, the tea and coffee in the rooms weren't the best; but it was a small thing overall.

We went on the perfect time to pool area as we had it for ourselves.
Car park was full, no space when we arrived. EV station is placed in a place where you are blocking other cars and you have no space to get out of the car as it’s by the wall and you need a lateral parking. We had to wait for someone to be in the reception for check-in, we arrived by 20:45 and last check-in time was at 21:00, according to their policy. The room is old, smells old as well and carpets need replacing as they’re smelling really bad. No fridge, we were lucky to have our cooling box in the car and brought it inside. We went by the pool, charged £7.50/person (it’s free if you book from their website and not from a third party - it was really nice to be advertised). They said it’s heated pool, no heat in that pool ever, my child was freezing. He has no access to sauna, steam room or jacuzzi as access is for over 16y old. In the pool they were small salamanders (or whatever they were as they look like salamanders) which was really unpleasant to see and my child wanted to get out of the pool as he was afraid.
