Excellent host , cooked a fantastic breakfast , very accommodating. Overall a nice place and very well presented, much better than staying in a commercialised hotel.

Very welcoming, very nice, lovely big clean room and the Jacuzzi ❤️ the Jacuzzi was amazing after doing 20k steps during the day, amazing setting and unreal sunset

breakfast was average for a bed and breakfast. limited choice of cereal and cooked basic.

Unfortunately we were very disappointed with our stay. It's taken me 2 months to contemplate leaving a review as I just didn't want to think about it. I was spending 3 nights with my 89 year old mother for a family lunch on the Saturday so planned a leisurely day on the Friday as we had along drive on the Thursday. I chose Newsham Grange Farm as it listed underfloor heating as I specifically wanted somewhere cosy as my mother is very frail. The room was cold even though it was April and quite mild outside. I asked to have the heating put on ( no radiators) and host said she would start the boiler up but underfloor heating 20 years old and we had 3 external walls ( only 1 with windows) so difficult to heat and no south facing window. The only heating which eventually came on was underfloor in the bathroom. Initially on arrival I requested if another room was available as ours was ground floor looking over carpark but after hesitating host said no. As we were planning a restful day on the Friday another reason I chose this stay was because it stated "that tucked away within the orchard we have our Garden Room. This spacious decked area with luxurious rattan seating is the ideal place to relax during the day and the perfect place to watch the sun go down on a glorious summer evening." I asked where this was and was pointed in the right direction. We found a damp, mouldy, falling apart, unkempt garden room with cobwebs, dead leaves and fusty blankets covered in dead flies. I do have photos below. We were very disappointed as bedroom not relaxing as cold and no sun so thought garden room would offer us a nice place to relax. A small gripe as I'm here- it also listed "All of our rooms come stocked with luxury bath products" and this time I took them by their word and didn't take shampoo etc - all that was provided was refillable hand wash and body wash so be prepared. Ive never left a negative review before for any stay.
