Good location
No staff around on arrival. Had to walk around and find our name on a piece of paper stuck to door with key in it. This was not communicated to us.
Dirty room. Dusty and full of cobwebs. Carpet filthy. Bathroom floor dirty. Tissue pushed in to what I assume are holes in the wall.
No staff around to speak to. Reception closed. Advertised as restaurant serving 3 meals a day. Restaurant closed all weekend. We only stayed one night when we had booked 2 nights due to how unclean the place was. Emailed host. No response yet.

Comfortable accommodation in a beautiful location. We slept well in a good sized double bed.

I had a wonderful stay at this beautiful hotel nestled in an old farm setting. The accommodation was extremely clean and comfortable, with a very cozy and comfortable bed. The bathroom had all the amenities we needed and was spotless. The restaurant on site was equally impressive; the staff went above and beyond to make our stay enjoyable. The food was delicious, and the drinks were reasonably priced. Although the location is a bit remote, it’s only about 15 minutes to the beach, making it perfect for a peaceful getaway. I would highly recommend this place!

Having stayed previously multiple times this is always our 1st choice when visiting the area. Rooms are clean, comfortable and welcoming and great for our dog. Communications from the property pre arrival is also great.

Room was reasonable, if a little cold. Door was draughty.
Arrived in the dark. Instructed in the booking to report to reception. Reception closed, no lights on. Phone number to call went to answer phone. Not obvious which room/property was which in the dark. Waited around in the cold for 15-20 minutes trying to get through. Ended up knocking on the door of another property with lights on. Occupant happened to have a mobile number for owner who informed us that the key would be in the door of the room. No clue as to which one was ours without this information.
Fridge was placed near the bed for some reason and it proceeded to whir to life every 30 minutes or so through the night. No a great nights sleep.

The accommodation was perfect for our large family Christmas break. The open plan living was great for socialising. Plenty of space for us all, and you always felt part of what was going on as the layout meant you could cook, eat and rest in the same area. All bedrooms were large with en-suite so we all had our own space if we needed to get away from each other! Perfect location, space for the dogs to walk and play and plenty of walks in the area.
Hot tub was faulty so we could not have our planned Christmas dip.

Brilliant that they were available after Gray Getaway in Axminster cancelled my booking at 3.10pm on Christmas EVE, just 5 hours before I was due to arrive.
Room was very warm on a cold stormy night.
The room was very basic, kitchen area was very badly lit, the only seating area was a very basic fold up chair and table. An armchair would have been nice. I’m 6’2” and the shower was tiny but very clean.
Towels were thin and ragged. Glad I took my own.

Size for numbers booked
- No welcome at all - no one was at the reception, door was locked, nothing in the rooms (not even a “Happy Christmas, hope you enjoy your stay”) - just something to acknowledge the huge Christmas fee would have been nice. The confirmation email said “The keys are at a reception on location. Upon arrival head over to reception and somebody there will take you to your room.” Nope - didn’t happen at all. Even a Christmas Mince Pie would have been a gesture.
- No information at all in the accommodation apart from scruffy piece of paper about the “restaurant”.
- Worn / scruffy / badly marked bedroom carpets in both rooms
- All velux windows filthy
- Velux blinds difficult to operate (instructions?) without standing on the bed!
- No tea bags yet alone tea pot
- No oven gloves!
- Front door rattled in the wind.
- TV remote control batteries leaked so obviously not working
And, no, I was not going to waste my time ringing around trying to find someone, especially when nobody replied to my previous email. I had to follow that up with a call to someone who just answered their phone by just saying “Hello” - come on, say who you are without my having to ask. What sort of “professional service” are you offering?? Obviously poor!

The location is lovely and the whole place looks so pretty when you drive in and walk around. The restaurant is ideal as, unless you come prepared, there is not a lot in walking distance that we found. The food was good and the hosts really friendly and welcoming. The kitchen area had a microwave, along with utensils plus there was a fridge and of course your own bathroom with a shower and lovely hot water.
The single room accommodation was a lot smaller than the family lodge, which we had stayed in previously. It was quite dark inside and Rustic number 3, where we stayed, had a big concrete mound in the right hand corner which made it feel quite cramped. The bed might need its mattress updating as you did tend to roll into the middle of it, there was a damp smell throughout and overnight we both heard a mouse, but then it is a rural location, so that did not bother us, other than we could hear it and the fridge clicking on and off throughout the night so our sleep was not great, unfortunately.
Some of the items in the kitchen were not thoroughly cleaned either which was a little off putting.
If we came again, we would try to book the bigger accommodation as that seemed quite a lot nicer as I recall.

Wonderful scenery, rustic charm from the outside, comfortable beds, staff were very friendly with our children
Bathroom in poor state of repair, shower head attachment broken and water temperature difficult to calibrate. Also our room (The Dairy) is situated right next to a bar area which people use until late. We had fortunately packed ear plugs to allow for an early night’s sleep but that would have been a serious problem and unexpected when staying in the middle of the countryside

What a lovely place and surroundings, very attentive service, everything nearby - walks, food, drinks. Room was very spacious and comfortable.
Emergency (green) light in the room was really bright making the room light at night which was a bit disturbing for sleep.

Location and outdoor ambience. Breakfast was good but better quality sausages and some yogurt and fruit would have enhanced it.
The mattress was well overdue renewal. It squashed when sat on, was soft and soggy and not comfortable. My wife said that when I moved it bounced her on her side of the bed. Along with bad flat pillows we had poor sleep. We stayed for a specific event nearby and we only needed to sleep so it failed on that point.
The photos interior of the room make it look quite spectacular but the reality was quite tired. Grout missing in the bathroom floor, sink shelf tipped forward a bit (and made it awkward to get my head to the sink.wires hanging under the TV. Dust on the wall side of the angled beams.
No room servicing unless you specifically ask for it, not even to replenish the few tubs of catering milk they leave for the tea and coffee.

The location of the property was good. Staff were very friendly. Breakfast was very good.
The accommodation was tired and in need of some attention. The carpets had a dog odour about them and were very dirty. There was a considerable amount of dogs with people staying which meant they were in the bar and breakfast room.

Close to the lively town of Lyme Regis
We stayed in the Wagon Shed 8 adults and five children.
No highchair even though the property had the ages of the children. No cot but we were told prior we could hire one! The price we paid for the property I think this should have been included not an extra charge! The water was intermittent obviously an air lock somewhere! The kitchen had an Aga stove which made the kitchen so hot we had to leave the kitchen door open would not want to be staying when it’s really hot weather outside! The bedrooms all had small windows with only one that opened slightly due to the height it would have been dangerous to have them opened fully with small children. The showers in the baths in most of the rooms leaked water all over the floors due to the seals on the screens being perished. Check in was just a quick here it is bedrooms upstairs and do you know how to use an Aga. No welcome pack and no communication from staff other than when I asked for an ironing board!
Outside area was nice although not accessible from the rear of the property you have to walk around from thr front! We had a barbecue first evening although had to bring our own as the property didn’t have one we could hire!
Hot tub was okay although no chlorine in the water so I guess it was just emptied and refilled?

Size rooms were good but somewhat dark , furniture was average & lack of good quality window coverings but was clean.
Very high price was expecting much better quality & the advertising seemed to indicate more that was on offer eg spa wellness. Restaurant decor basic, food average. Sound proofing not great we could hear people above moving furniture & walking back & forth. Security lighting glared all night into bedroom no black out curtains when raised was offered a mask.

The reception was shut even though we arrived before 7oclock had to find someone to get our key. No information book in room, the room is not serviced each day tea coffee and milk are not topped up. No breakfast menu you can only have a cooked breakfast none of the other items on their on site breakfast menu are available. Place needs updating getting a bit run down very dissapointed not worth the money payed for our stay .

Tired, mish mash of random furniture. Shower was all over the place! Scorching hot one minute, freezing cold next. Bar that had closed up for the night by 9pm on a Friday night. Tea stained mugs. And a noisy hen party going on until early hours with no one on site to tell them to shut up.

The grounds and surrounding areas are very well kept.
Steve is very knowledgeable about the surrounding areas and best areas to visit.
I found it very relaxing and tranquil.
Accommodation was immaculate with high end bedding and mattress…I slept like a dream!!!
Breakfast was amazing I had full English but there was loads of other options.
