Good facilities, but very unwelcoming reception staff; lack of basic customer service.

The facilities were as described.

The reception staff was extremely unfriendly. Upon check in, they notified us that I need to present both passport to enter despite one of arriving much later and currently in a plane. While I understand this might be a rule of the property, the staff could have been more understanding and offer us, for example, water, toilet, or to store our bags, given us a decent walk from nearby local cafe's or restaurants. In general, when question were asked, the attitude was very unwelcoming, yes or no answer without explaining why, and did not display basic customer service. The final straw was when we asked to borrow a pen from reception which they accommodated only to knock loudly on our room door 5 min later in alarm asking us to swap the pen with another. We politely said its not a problem and to wait so that we can locate the pen, upon which they opened and entered into the room, left the new pens on one of the bed and demanded the other pen to be returned. Very unnecessary abrupt reaction. The information on the booking page was invalid. It stated the venue provides bike hire but this was unavailable.

Good choice outside Venice if you have a 1st floor room and don’t need an elevator

Character property with free parking at a short distance from Venice. Good restaurant on the premises.

Nice cheap alternative to the expensive hotels in Venice

Nice hotel half an hour away from Venice. Kind staff, clean and comfortable room and very good breakfast. I am overall very satisfied. Large free parking area is also on site.

The shower is a bit tight, and the location, well... If you want to go to Venice by public transport, you need to walk 20 minutes to the bus stop (53E) and take a 45-minue journey to the city.

Good stay

The bed was great, building is very interesting and beautiful, parking secured, wifi worked and breakfast was nice.

The check-in time is limited and too late for the day.

Good place to stay, however read carefully

The place is very interesting and good to visit and stay at night as this is not typical hotel. The breakfast is good, the receptionists are very friendly and helpful.

I asked if there is air conditioner in the room as I need to have it due to my health problems, and got answer that yes, they installed it this year. Unfortunately when we arrived no air conditioner was in the room, only heating. So be aware - THERE IS NO working AIR CONDITIONER in the room, at least in mine even if I got information that there is. If the air conditioner is a heating then it should not be marked as air conditioner.

Normal Italian style breakfast. The location is in an old building, somewhat isolated, still incompletely restored, without air conditioning at 37 degrees outside, in an unkempt park, full of mosquitoes and where if you arrive before 4:00 PM, you stay with your luggage at the door.

For the most part, my expectations have been met.

Rooms big enough, clean, cleaned every day. Classic breakfast, sweet and salty, but all fresh and in sufficient quantities. The espresso machine is a plus.

I personally missed any kind of refrigerator. Although it is a 2-star hotel, a refrigerator, even for the mini bar, would be desirable. It would also be good if they put a bench and a table in the yard, which is nice, big and has a lot of shade, but there is nowhere to sit. Especially since the rooms do not have a balcony.

Really nice place to stay. Welcoming staff, delicious breakfast.

The property is very pretty. I stayed with my family and a little dog. Everything was nice and clean with welcoming staff. Our room was a bit too warm as it was located under the roof. We stayed only one night so it was bearable. Surrounding is great. Breakfast was delicious. City centre with restaurants and bars is just 10-15 min walk. Very nice too!

Utter garbage - DO NOT STAY HERE

a lot. No working Air Con, despite outside temps being in the high 20’s and low 30’s. We had to use bags to fill the holes in the big screens because they were old and torn and if we didn’t mosquitos would have filled the room. The main light in the room didn’t work. The room smelt bad when we first walked in. The bathroom wasn’t that clean. The car park is gravel and they haven’t graded it properly so there’s a huge bump which isn’t visible until you drive over it and ground out your car. it’s fine in an SUV as you’d have height clearance but in a regular saloon (BMW 316 tourer) it grounds out every time. The grounds of the hotel are in a disgusting state. Not kept at all. The photos used as very cleverly done to make it look like a nice place to stay but it is a dump and best avoided. The breakfast was also very sparse with poor selections to choose from.

I really liked the atmosphere of the environment, kind and attentive staff. The building is rustic but very well maintained, this makes the environment more engaging. The architecture is one of the highlights of this simple but super comfortable hotel.

I found it a bit far from the center of Dolo. But it's still accessible if you don't mind walking 15 minutes.

it is very lovely hotel, surrounded with nice countryside views, our kids had fun in the garden,45 mins by bus bus to Venice, very nice staff, on the second morning we needed to leave at 5 a.m. and they prepared for us bag with snacks.thank you! recommend

Relaxing stay in Dolo

A nice experience in Dolo, which is a bit outside of both Venice and Mestre. We were staying as part of a trip to the Garda lakes, so we did not see Venice. Dolo was a quick bike trip away, and the trees and lawn around the property was perfect for enjoying an afternoon coffee.

Everything was ok. No option for breakfast due to Covid rules but drinks and brioche was available which I nice. Would recommend for night or two if someone is looking for basic hotel in reasonable price to go to Venice or Padwa.

No breakfast due to COVID regulation, however, a pack with croissants etc. was available, coffee maker and cold water machine were functional. Dinner was very good.

There were very hot days, unfortunately there is no aircondition in rooms.
