Quiet guest house in excellent location in Coyoacán. Walking distance to many restaurants and to UNAM where we were taking a Spanish course. Spacious room with kitchenette where we could cook simple meals. Spacious shared terrace accessible directly from the room. Comfortable bed and super hot shower with great pressure. Caretaker lived upstairs and was available for any issues. Hostess was out of town during our stay (we met her on the last day) but was reachable to address any issues. Good value in an area with few lodging options.We will stay again if we're back in the area.

A malfunctioning light sensor in the hallway outside our room that flashed off and on at night. Hostess was made aware and was having it worked on when we left.

Everything is so cool here! Very stylish, but eclectic. This is a great place for the savvy, independent traveler who does not need coddling. The bed was comfortable (I did not use the stacked roll-away mattress), as was the bedding. The bathroom was very nice, with good hot water in the shower. I arrived earlier than check-in time, but they worked with me so that I could drop my bags and then return later once my room was ready. This was so nice! When you arrive, you will find a laminated page with the rules of the residencia, as well as practical information, including wifi passwords and useful phone numbers (emergency, delivery options, etc.). There was a great galley-style kitchen right outside my door with coffee and tea that I could make for myself fresh—at breakfast time or whenever. There was a community Nespresso machine (with capsules!), but there is also a drop coffee maker in the room. There was also a small oven, microwave, cooktop, with basic dishes and cookware. I had a small refrigerator in my room, which was also very practical. I particularly liked the corner desk in my room (#4) and the fast, reliable wifi, which allowed me to work during my visit. The location is great! It is a 5-minute walk to the Copilco (line 3) metro stop and a 20-minute walk to UNAM buildings surrounding "Las Islas", a popular campus quad area. Kitty corner from Copilco station, there is a 7-11, where you can buy many basic groceries. If you're looking for something more than uni student fast food (i.e. pizza) or street stalls, 10 minutes in the opposite direction, you will find Oasis Coyoacán, with a fantastic selection of restaurants and shopping.

Please allow me to clarify that I liked everything about this place. That said, I noticed some things that might not appeal universally: 1) The quiet times (after 8pm) might not work for everyone. That said, I understand. In this house, there is little to deaden sound waves, so any noise really reverberates and travels. I am rather quiet, so this was not a problem. 2) You are also expected to sort (into organic v. non-organic) and take out your own trash at departure, which some might find to be too much of an inconvenience. I did not mind this. 3) This is not a hotel, so somebody will not make up your room every day. This is how I prefer it, so I did not mind in the slightest! 4) This room is claimed to be a King suite in the listing, but the bed is not a king size. It is maybe a queen.

The house is in a safe and quiet area, walking distance from two metro stations and the centre of Coyoacan. The UNAM campus is within the walking distance, too, at least its northern edge. The room is spacious, with plenty of storage space, and the mattress is very good. The wifi is stable.

The description on the website says that there is a 24-hour front desk. This is not true: there is no front desk as such. I have been given instructions on how to get my keys, airbnb-like, and when I arrived, I was helped by another guest. Also, there is no kettle in the room, contrary to the description - rather, there is a small kitchenette shared between a few rooms, with a microwave and a toaster.

The location

The cleaning was not ok. If you have high hygiene standards, this might not be your spot. The bathrooms were definitely not clean, with hairs and spots. In the rooms there were clothes from other people under the beds, and in one of the minibars an opened cat food can (were pets not allowed?). Also there were animal hairs everywhere, even in the bedsheets. Federico, the person that received us was great, did his best, and got us a wonderful complimentary wine to make it up, but honestly good cleaning, a couple of water bottles upon arrival and enough toilet papet would have worked better for us, oh ja, and you have to bring your own trash to the container outside...thinking of value for money and hospitality, not great unfortunately.

What a wonderful boutique accommodation in a quiet neighborhood of Coyocan. The room was lovely and comfortable, and Susanna is an exceptional host. Highly recommend! She is warm and gracious.

Wifi was excellent

The location was very nice with (in my opinion) walkable activities. The room was immaculate and had more amenities than I expected.

The place was a little odd - it was the top floor a home in Coyoacán and had the vibe of a B&B. There was a whole shower door missing that didn’t get fixed, but it didn’t make the shower unusable.

Size and set-up in suite were great...it includes a sitting area kitchenette, dishes,etc. Beds were good...an 8 out of 10, very convenient self access in a very quiet neighborhood.

Lack of windows in basement suite, lack of mirror in bathroom, dark cluttered entrance, as well as older furnishings, will be a big minus for higher end clientele...making this house good only for more tolerant or middle of the road clients.

Location

The description for the room rented and the pictures posted are misleading. The quadruple room describes of having 2 x queen size beds that is extra long when in reality there is ONLY 1 full-size bed with a flimsy mattress. The bathroom shower head spits out water very roughly attacking you at very odd angles. Make sure you have somebody to help you close and open the sliding shower glass door. It is not an easy task. The property has a policy of no noise after a certain hour, however there were plenty of noise and vibrations coming from the washer and dryer next to the room, the loud music from the neighbor, and the all night party with people screaming during the weekend.

The appartment was very clean. The mattresses of the beds were of very good quality. The room was very comfortable. The owner speaks english ans is very helpful to give information for everything. The area is quite and safe, near to the metro station 'copilco'. The whole room is very nice decorated.

The kitchen is not very convinient. It is situated outside the room at the head of the stairs. You may only prepare a small breakfast. The room we stayed had no terrace or balcony, but the owner kindly offered us the use of her own terrace.

Nice calm place to stay. Good internet, comfy bed, easy communication. The district is safe and silent. You have a big mall, shops and cafes nearby. Good light if you draw. Enough space if you the one, feeling anxious because of small dark spaces.

Had no pot to prepare the ceremonial chocolate. But it's really specific and the owner found a fast solution

The accommodation was more like Airbnb. It is located in safe , secure residential area. We did not have car & were able to walk to Kahlo,Trotsky and cultural museums. The proprietor was very welcoming helpful & knowledgable of the district.

For us there was nothing to dislike & would return.

People were very friendly and they have done everything to make me feel home. It is a very familiar property.

Había un poco de ruido.

La limpieza y la distribución, las camas muy cómodas y los baños muy limpios.

Quizás que hay mucho ruido entre las habitaciones, y había un tipo de flash que deslumbraba o interrumpía el sueño.

La ubicación

Que tiene muchas restricciones, como no poder ver la tele después de las ocho, la habitación que me asignaron no estaba repellada una pared se sentía el aroma a ladrillo y polvo, las colchas estaban sucias con manchas una de las toallas con pelos de partes íntimas me imagino que no las lavan. El bañó no tiene ventilación y después de bañarse caen gotas del techo. Solicitan que hay que sacar toda la basura que se genera. No hay limpieza de habitaciones durante la estancia. El precio es caro para lo que ofrecen.

Ubicación segura, personal amable

La habitación no era la que reservé. Yo reservé Suite Junior Deluxe con 70m2, aire acondicionado, 4 camas y una cocina, pero recibí una habitación mucho más pequeña, sin cocina ni aire acondicionado. Después de contactar a la dueña para resolver la problemática, me enteré que la habitación que reservé está en remodelación (algo que no me avisó antes).

100% recomendado. Agradecida infinitamente con las atenciones de la anfitriona. Fue atenta, cálida y generosa durante toda nuestra estancia desde el primer contacto. Nos hizo sentir en casa! Fue nuestro ángel en el camino después de una mala experiencia con otro hospedaje. Las instalaciones son bellísimas, se esmera en cada detalle. La casa es hermosa y la ubicación excepcional. Si requieren hospedaje en Coyoacán y sus alrededores, esta opción es ideal! La estación de metro está muy cerca y nos pudimos mover muy bien desde ahí. Hay varias plazas comerciales cerca y ella siempre te apoya en brindarte toda la información que se requiere. Sin duda volveremos a hospedarnos aquí cuando volvamos.
