Property is spacious and right at the ocean. Amazing views from terrace. The host is really kind and made our stay comfortable. We enjoyed last few days of sunshine in south of Italy.

People with mobility issues can find the location challenging. bringing groceries and luggage items down 200 steps is not for faint hearted. My wife twisted her ankle while coming down a bend in the rain. It was with great difficulty that we could take her back to the car at street level. So be mindful of the stairs.

The villa is beautifully presented inside, with very large, comfortable beds and exceptional views from the veranda. It is very close to the beach, and there is a good restaurant directly below the property. The boat taxi into Vietri sul Mare is also very useful, as it avoids the long climb back from town. Nico and Gio were polite, helpful and very responsive on WhatsApp throughout our stay.

The main problem is that the villa was advertised as air-conditioned, but it is not properly air-conditioned. There was only one portable unit, which could cool part of the kitchen and required a door to remain open to vent the hot air outside. It did not cool the bedrooms or the rest of the villa. Guests should also be warned that the property is reached by approximately 250 steep steps from the road, making it unsuitable for anyone with limited mobility and difficult when carrying luggage. Parking costs an additional €15 per day. The veranda had no shade despite being exposed to full summer sun, and some of the outdoor furniture was broken and unsafe. The kitchen would also benefit from basic items such as a kettle and wine glasses. The beach below is privately operated, with loungers costing around €10 per day, and it becomes extremely busy at weekends. Overall, we enjoyed the location and views, but for the premium price, we expected proper air conditioning, safe furniture, shade and better basic facilities.
