UNIQUE in GRAU d'AGDE, on 400 m² of wooded land, 100 m from the beach, and 400 m from shops, markets and quays of Hérault,
IDEAL FOR EVERYTHING ON WALK,
CHARMING FLOOR VILLA of 87 m², INDEPENDENT, FULLY RENOVATED, free on 4 sides, parking for 2 (electrical) cars.
The villa has:
- 3 bedrooms including 1 SUITE, 2 bathrooms. and 2 separate toilets
- 1 living room communicating with 1 living room opening onto the covered terrace
- 1 fitted kitchen open to the living room
- 1 outdoor terrace with Barbecue
- 1 Garden
On your arrival, you will find at your disposal:
- Kitchen side: fridge, ceramic glass hob (4 burners), Oven, Microwave oven, dishwasher, toaster, kitchen towels, paper towel, dish soap and sponge, kitchen utensils (frying pans, saucepan, knives, ...) and dishes.
- Living room side: Adjustable television on the terrace, a bench serving as a 7th bed, some board games, books, magazines, ...
- Bedroom side: Wardrobe and hangers, beds with blankets, duvets, bed sheets, mattress pad, anti-mite mattress and anti-mite pillowcases are provided.
- Corridor side: iron and ironing board, drying rack, broom, brush, vacuum cleaner and first aid kit are available in the corridor storage.
- Bathroom side: Washing machine, towels, hairdryer, soap, toilet paper.
- Terraces side: Two terraces await you:
- One covered, with a table and chairs, easily accessible from the kitchen via the door to the dining room and on which the TV in the living room can be oriented,
- And a second garden side, decorated with a garden furniture, in the pleasant shade in summer of a Bohemian olive tree
- Garden side: barbecue with work surface and water point (practical for rinsing out your beach stuff, 4 tropéziennes, outdoor slide and beach toys for children.
- Baby side: a bathtub, a terry cotton bathrobe, a high chair and a cot with fitted sheet and baby blanket are provided if necessary.
- Access / parking side: 1 pedestrian access by gate and 1 access to 2 private parking spaces by automatic gate, with possibility of echarging lectrical vehicle.

La maison est très agréable, sécurisée et bien agencée, tous les équipements sont fonctionnels. Seul bémol le bruit à l'extérieur dû au passage incessant des véhicules. Inconvénient que l'on retrouve à proximité des plages et des commerces.

Nous avons été accueillis avec beaucoup de chaleur par nos hôtes. La maison est parfaite. Il ya tout ce qu il faut, tout est tres propre. Nous avons passés un très bon séjour. Tout est presque parfait. La proximite avec la route peut être un peu gênante quand on est dehors mais on ne peut pas etre en bord de mer et avoir le calme parfait.

Un accueil aux petits oignons par les propriétaires. Une belle maison super fonctionnelle a 100 m d’une belle plage de sable. Super séjour où tout était facile.

Une maison très fonctionnelle, très bien équipée avec tout le confort, décorée avec goût, très cosy et d'une propreté parfaite.
Literies impecables dans des chambres spacieuses.
Un extérieur très agréable pour les repas, la détente et la bronzette. 3 espaces extérieurs super sympas et le must avec un parking pour garer 2 véhicules à l'intérieur du jardin. Des propriétaires charmants à proximité et très à l'écoute.
