PLEASE NOTE:

✫ We provide a starter supply of essentials (shampoo, body soap, hand soap, paper towels, and toilet paper), coffee, sugar, and creamer to help you settle in.

These items are intended to get you through the first few days of your stay. If you anticipate needing more, please plan to bring additional supplies.

✫ In the back cottage bathroom, the water heater supplies enough hot water for approximately 10 minutes. This is normal for its size (which is about half of a

normal water heater) but please be aware of this when planning your showers. We're sorry for the inconvenience and we are actively saving to replace this

unit. Please note the bathroom is also fairly small (though normal for Hampton Beach).

✫ A $100 fee per pet applies and will be charged through our software after the booking is confirmed.

Please note our cottage is on the main road leading into Hampton Beach. It can get very busy with traffic but it usually calms down by the evening.



FYI - We have a Ring camera on the exterior of our property facing the outside of our entrance. This is to keep all guests safe and to keep the property secure. We also use a Minut noise monitor that only detects decibel levels and DOES NOT record. This is to prevent parties and keep the peace with our neighbors :)

Guest Access:

• Full access to both cottages including two dedicated parking spots in the driveway. Please, make yourself at home.

• Additional parking is available at our neighbors house down the street.



The Neighborhood:

Busy but residential area with street leading directly to the beach. Most are full-time residents so please be respectful of noise levels. Disturbances to our neighbors and breaking house rules will not be tolerated. Note: We do a background check on every guest.



Getting Around:

Almost everything is walking distance away. If you need a CVS, hospital or urgent care, you are minutes away right down Rt. 101.

Please be mindful of our neighbors during your stay. Our property's quiet hours are in place to ensure that everyone can enjoy a peaceful night's sleep. We care a lot about maintaining good relationships with our community, so we appreciate you following our "house rules" during your stay.



Absolutely no parties - immediate cancellation without refund if noise complaints are reported.



We are committed to Rent Responsibly standards. This means we follow best-in-class guidelines to ensure you have a peaceful, safe and memorable stay with us. We use smart home technology to improve your experience. NoiseAware is a smart home device that measures volume levels throughout the property and allows us to respond to noise nuisances without disrupting your stay. NoiseAware is 100% privacy compliant and is required on this property. There are also two outdoor security cameras for your protection. If you have any questions, please ask. We are committed to your comfort so please let us know if we can do anything during your stay to make it more enjoyable.



You must at least be 25 years old to book.



FYI - For guests bringing pets, please clean up after them. We will be requesting additional payment for any extra clean up from your pet. (The pet fee - $100 per pet, only covers additional cleaning to make sure to get all pet fur by double washing all linens, wear and tear on flooring/carpets and furniture). No more than 2 dogs allowed.



Interaction with Guests:

We are here for you during your stay, but our level of interaction is up to you. I'm only a phone call or message away. You will be able to self check-in upon arrival.
