Villa with large garden and swimming pool

Villa of 110 square meters, all on one floor, with a large Garden of 2. 000 square meters and Swimming pool among the Olives (above ground, 6m x 4m, open from 10 June to 10 September), totally fenced, located in Villa Lempa (Teramo) , immersed in the green hills of Abruzzo, at 420 meters above sea level L.M. on the slopes of the Gemelli Mountains, 10 km from the Gran Sasso / Monti della Laga National Park, 30 km from the Adriatic Sea. The Villa, the large garden and the swimming pool are for the exclusive use of guests, who will not have to share them with anyone. The fencing of the property is suitable for quiet dogs in the presence of the owners. If the dogs are restless and / or are left alone for a few hours, we have a Box for dogs, of 2mt x 10m (see last photo). In any case we assume no liability for any dog leaks outside the Property.
The Villa has a large living room with kitchen wall, large dining table with 8 seats, and 2 double sofa beds, 2 double bedrooms (one of which includes a bunk bed with two beds + 1 removable bed (in total there are 7 beds in the two double bedrooms), 2 bathrooms (one of which with direct entrance from the garden), external porch that leads into the garden, 6 comfortable private car seats inside the garden.
The Villa is equipped with Wi-Fi, complete furnishings and complete kitchen equipment, including dishwasher, washing machine, 55 "smart TV, microwave oven. We also provide Sheets, Towels and Bath Towels. At about 30 minutes drive, there is the Adriatic Coast with numerous seaside resorts: Alba Adriatica. Tortoreto, S. Benedetto del Tronto, Grottammare, etc.
There are numerous historical sites nearby (Ascoli Piceno, Civitella del Tronto, Abbey of Monte Santo, Castel Manfrino) and sites of naturalistic interest (Gole del Salinello, Monti Gemelli, National Park of Gran Sasso - Monti della Laga). The Villa is surrounded by green hills and is located 10 km from the Gran Sasso and Monti della Laga National Park. It is a true paradise for those who love mountain trekking or mountain biking.
The proximity to the sea and the mountains makes it easy, in the same day, to sunbathe in the morning on the beach and then go in the afternoon to cool off in the pleasant mountain tourist areas, such as Colle San Marco and Monte Piselli, reachable from the sea in less than a hour by car.
Within a radius of 500 meters from the Villa there are all the main shops: Supermarket, Bar, Restaurant (excellent), Take-away food, Bakery, Pharmacy, Bank with ATM, Petrol pump, etc.
Within 1 km there are 3 excellent restaurants where you can taste the specialties of traditional Abruzzese cuisine. Within a radius of 7 km there are many other shops and services (medical guard, laundry, coin-operated laundry, mender, auto mechanic for roadside assistance, electric car repair, body shop, etc.). All these Shops and Services are clearly indicated in the Customers' BOOK, present in the Villa, available to Customers.
Within a radius of 20/30 minutes by car there are numerous Sports and Recreation Centers: Indoor Swimming Pool, Tennis Clubs, Riding Stables with Federal Instructor and Horse Rides, Target Shooting, Nautical Club, Outdoor Rock Gym, Karting Track , Aquapark. All these Centers are clearly indicated in the Customers' BOOK, present in the Villa, available to Customers.
"House Rules" that Guests must respect:
1. Check-In: 3.00 pm / Check-Out: 11.00 am
2. Guests must not be more than 7 (including minors).
3. Smoking is not allowed in the house.
4. Respect Waste Management Instructions,
        available in the House.
5. Events, parties are not allowed.
6. You cannot make fireworks, barrels etc. neither at home nor in the garden.
7. No open flames inside the house (candles, etc.).
8. Cars must not enter the Garden. Parking is allowed only on the sides of the wide brecciated road that runs along the Garden.
9. Pets: Dogs only, not more than 2. We do not accept Dogs belonging to "Dangerous Dog Breeds".
10. Dogs must behave correctly, they must not climb on beds and sofas, they must not dig holes in the garden.
11. Dogs should not be left alone, indoors.
12. We are not liable for any Dogs leaking outside the Property.
13. Dogs are not allowed to swim in the pool.
