This welcoming 1BR/1BA rear second-floor bayview apartment is the perfect retreat for a single traveler, couple, or small family looking to experience Balboa Island firsthand. Thoughtfully updated while preserving its original beach-cottage charm, the home features a classic Dutch door that invites the gentle bay breezes inside.
OUTDOOR SPACES:
Enjoy a comfortable bayview deck with a table, chairs, and an electric barbecue, perfect for relaxed outdoor dining. Set within a quiet Balboa Island neighborhood, the home also offers easy access to the scenic bayfront walkway that circles the entire island.

- Primary Bedroom: Queen-size bed with a large walk-in closet
BATHROOM:
- Hallway Bathroom: Step-in shower
LIVING, DINING, & KITCHEN:
The open-concept living area features a large picture window with lovely bay views, creating a bright and inviting space to relax. Enjoy cable TV from the comfortable seating, including a fold-out sofa that converts to a full-size bed (best suited for two small children or one adult). A dining table with seating for four completes the space, perfect for casual meals and gathering together.
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, stove, oven, and microwave (no dishwasher). Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

HOME FEATURES:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Floor fans are provided for your comfort.
Extra Sleeping: To accommodate the maximum occupancy, one twin trifold floor mat (best suited for children) is provided. A twin rollaway bed can be rented instead of the mats by making advance arrangements with our office.
Laundry: No laundry facilities.
Parking: No designated parking. General street parking, both metered and unmetered, is available.
YOUR SPACE:
Guests will have private and exclusive access to the entire rear upper 1BR/1BA apartment. This includes all interior spaces and the bayview deck. The main 4BR/4BA residence of this property is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups. See separate listings or contact our office for more details.

NEWPORT BEACH REGULATIONS:
This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund.
BEFORE YOU ARRIVE:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

Welcoming, clean, great communication, walkable location. We had to remove one star due to poor bed quality (memory foam topper on top of a foam bed). It was too small and uncomfortable for two :( Otherwise, it a great lodging experience and friendly, helpful staff.

Management company was great. The unit was outdated. The microwave sits on a crate, the sheets do not fit because of the mattress pad which was way too soft and very uncomfortable. The shower head needs to be replaced. It was corroded and the water hardly trickled out. It would have been easier to just fill a bucket and pour it over us than the few water drops streaming out. I was disappointed the Dutch door was permanently locked where it couldn’t be opened. The bath towels were thin and low quality. I think the management company did the best they could with the unit as is. This place did not meet our expectations.
