The villa and its Garden.
Recently renovated to the highest standards, the villa retains all of its original charm and features, while meticulous attention to detail and tastefully selected furnishings have created a truly unique space, which perfectly blends with its historic structure.

Surrounding the villa is a magnificent 20-hectare park with scenic paths winding through olive groves, fruit trees, and flowers. A peaceful private lake, complete with a charming wooden house, offers the perfect setting for meditating and relaxing, where you may be visited by the wildlife that inhabits this serene, magical environment.

Just outside the villa’s entrance, a fully furnished shaded pergola is ideal for unwinding, enjoying al fresco dining, or hosting a barbecue. The villa is located in the Settignano area of Florence, just 4.2 miles from the beginning of the city’s historic district.

The charming village of Settignano is only 0.6 miles away and can easily be reached on foot. It offers several excellent restaurants and pizzerias, cafés, a pharmacy, grocery stores, and other conveniences. The nearest bus stop is also in Settignano, where bus line #10 provides direct access to Piazza San Marco, from which it is possible to easily reach all of Florence's main sites (on foot).

A short five-minute walk from the villa leads to the world renowned gardens of Villa Gamberaia, one of the most meaningful examples of Italian Gardening.
The nearest large supermarket is about 2.3 miles away from the property, while Florence’s main train station (called Santa Maria Novella), is just about 5.8 miles away.

Our stay in the hills of Florence was absolutely unforgettable. The house was spacious, comfortable, and perfect for our family of six (my husband and I, our two boys, and my parents). The setting was peaceful and breathtaking—you could hear the church bells ring from the nearby village of Settignano, which added such a special touch to the atmosphere. The sunsets were gorgeous!Our boys loved swimming in the pool every day, while I especially enjoyed strolling through the olive grove and exploring the vast property. It truly felt like a slice of Tuscan paradise.What made our stay exceptional, though, was the owner, Giovanni. He was such a kind and generous host, always available to answer questions and eager to help. When our luggage was delayed for several days, Giovanni went above and beyond—making calls on our behalf and even driving to the airport himself to retrieve our bags. His thoughtfulness and care made all the difference.One word of advice for future guests: do not rent a large passenger van when staying here. The roads leading to the property are very narrow and winding, and we unfortunately damaged our rental van trying to navigate them. A smaller vehicle would be much better suited.This property is a gem, and Giovanni is a treasure. We would return in a heartbeat!

The Florence views were amazing.Definitely meet the owner in the next town over upon arrival if driving, since it is tricky to enter the driveway to the villa. Recommend a small to midsize vehicle since Florence roads can be very small (we pulled in our mirrors to travel through some roads).The owner is very helpful and friendly. Great stories about the villa when we saw him caring for the property. Also, allowing to have the groceries stocked upon arrival was wonderful. Great service. Pool had a great view and was kept very clean. A little walk from the villa but lovely.

Giovanni’s home is beautiful and very comfortable. The surrounding countryside is gorgeous. It was a little difficult to understand the roads around the villa and villages, but after a while we figured it out! Giovanni helped us with everything, from supplying delicious food upon arrival, groceries, heating, and suggestions for our trip. He was a great host! We loved being in the countryside as well. Not too far from Florence. I would recommend renting a car but taking the train into Florence from the Rovezzano station, as driving in Florence is complicated.

We had a great stay. Giovanni was responsive via whatsapp to any of our questions. The pictures of the property are representative, but obviously at the most beautiful time of year. We booked Christine for our last meal and she and the meal were great. I would recommend booking her for your first meal as well because we were tired when we finally arrived and then had to set out for food. Also, recommend pre-ordering food and having it at the villa when you arrive. This place won't be for everyone. It is fairly remote and the drive is somewhat challenging if you stick to the correct routes and very challenging if you try to go your own way. I wouldn't want to depend on private drivers unless you were planning on camping out at the villa only. It's rustic in all the best ways.

We thoroughly enjoyed our visit to the villa in the countryside outside of Florence! It was a very nice respite from the busy and crowded cities like Rome and Florence. The villa is charming and the pool a welcomed delight! It was lovely and personal to be met by the owner, Giovanni!! He showed us around and oriented us to the property. Thankfully, we shopped prior to arrival as the groceries are quite a distance on foot. We did attempt this once both for exercise and experience. The walk can be steep and the heat of the summer make it challenging even for a family of exercise enthusiasts. The views are amazing though! The little town was charming but not much available there. Fortunately, we booked Cristina for all meals! These were organized and delicious and in my opinion- a MUST! Although it is recommended to have a car driving would have been quite challenging with narrow roads and hairpin turns. We opted for private drivers recommended by the staff and again- I strongly advise this! We used then to travel into Florence for the Tour de France which was an amazing experience as well as sightseeing and dining. If you are looking for a quiet charming place to regroup, recharge, relax, swim and read this is your place!

This property is magnificent! It is out of the way in the hills overlooking Florence. Pro tip here if you want to stay here. Settignano is about a 1.5km walk into town. Here you can grab the bus to Florence or any other destination. The walk down is fine but the walk up can be grueling. You have to make 100% sure you have transportation or you will be isolated! We stayed in May and temperature was perfect and the grounds green and lush. Warm days and cool nights. We had 8 stay in the villa and it was terrific. Bedrooms are more than accommodating. The pool is a great place to hang out and the picture doesn't do it justice. It is really nice. Overall i give it 5 out of 5 but only if you have a car or driver on call. Grocery store is not far but again i can't stress the need for transportation. I wonderful trip!

This villa truly surpassed our expectations! The photos online do not do it’s beauty justice. It is unbelievably stunning. Giovanni was also extremely accommodating and friendly. Met us upon arrival and gave tons of recommendations on top of the booklet that was already provided. Just a 20 minute drive from the city center of Florence, it was the perfect escape out of the busy city. I cannot wait for our next visit to Florence! Grazie!!

The setting of the villa in the hills above Florence is impressive. There's a lovely pool also with magnificent views. The property is isolated and therefore extremely quiet and peaceful. The house is in need of some maintenance- from the front door which sticks to the air-conditioning in the first bedroom upstairs on the left which doesn't work and numerous other small things which need fixing,replacing or updating.

About 30 minutes outside Florence city center, up windy roads, you’ll find this peaceful, beautiful property. The air conditioning in the bedrooms helped beat the midday heat of summer, but most of the time we were swimming in the pool. The furnishings are to be expected. Most importantly, the homeowner was welcoming and the groundskeeper always greeted us in the morning on his tractor!

The owner sent a very helpful guide once we booked. The villa and property were idyllic and exactly what I was hoping for! We loved being able to eat outside as well as enjoy several peaceful locations to relax on the property; the patio, another outdoor seating area & the pool area. The inside provided ample space for our family of 8 & the air-conditioning worked well in the bedrooms at night. We hired the chef for 2 nights & loved it! The care taker, Claudio was friendly and nearby if we needed anything. I had wondered how getting to and from the villa would be. There is no uber and taxis won't know how to get to the villa. If you aren't renting a car, book quickly with the driver that the owner suggests. Our hope was to get a driver for the first and last day when we were carrying luggage. Without a car, I also wondered what the walk to Settignano would be like. The walk is beautiful with spectacular views.Our adult kids (18-30) didn't mind making the walk down and back each day but for those of us who are older and not in our best physical shape, the walk took more effort and time (especially on hot days) It is up & down hill both ways. In the mornings we gave ourselves 30 min to get to the bus stop and took bus10 to Florence. Walking back took more like 45+ minutes.We did walk to, and ate at La Sosta del Rossellini and La Cupponcia both in the village. They were excellent! We also walked to the nearby Villa Gamberaia Gardens. We'd stay again.

Overall, this is an idyllic property that is well located and offers a relaxing environment, with a really great pool that overlooks Florence (Duomo is visible!) We met the owner (Giovanni) and on-site manager (Claudio) and they were very accommodating and helpful. We had a catered birthday lunch at the villa and it was sensational. Thanks to Christina and Mauro. It is however let down by its overall cleanliness - particularly the kitchen area. The oven was very greasy and the cutlery and plates etc were not well cleaned. The road to get to the accommodation is challenging but once mastered it is ok. Unfortunately, the property contact (Antonella) was difficult to deal with and very rude, particularly after we had previously advised of the small birthday lunch (she organised the caterer), only to say we hadn’t and then wanted to charge an event fee of €500-€2500, plus an additional cleaning fee! This soured the experience. We did not pay the additional fees. Despite that low experience, I would recommend this property for a group seeking a great getaway outside Florence which is reasonably accessible by car, but would suggest driving to the nearly station and catching the train - 3 stops to Florence.

We had a great stay at this charming property. Everyone attached to this property from the owner Giovanni, Claudio the grounds keeper, to Antonella who helped us plan in advance were a pleasure to deal with. Great way to stay near the city, but also feel at peace in the "jungle" as one of our drivers put it. The weather wasn't 100% cooperative (lots of rain), but we made the best of it. Definitely good to book the drivers in advance (as we confirmed once there, would have been too freaked out to rent our own cars). Plan ahead and you'll be good to go! We also booked Cristina to do a cooking class which was so much fun and delicious. Great stay - Thank you so much!

The Villa is beyond gorgeous..the setting is beautiful. It is everything described. DO NOT try and find it yourself. CallGiovanni. After you learn the way, it is still a bit difficult but manageable. Remember, it is an old Villa. you will not always have hot water if there are 8 people. There is a washer, no dryer. There is A/C. but only in the bedrooms and not strong, but nice. We loved this Villa. We would return. We had to go and buy toilet paper and paper towels....not sure what this was about...but it is nonetheless delightful.

The Villa was absolutely beautiful - rustic charm with some of the most breathtaking views of Tuscan countryside and the city of Florence I have ever seen. Amazing pool and great grounds to walk with a pond and dock. Internet is functional but do not come here expecting to work - it isn’t set up for high quality video calls. We came for holiday so that was not a problem for my family but I want others to be aware. Dishes were a little dirty so we always had to wash them before use…we discovered a dishwasher by day two so that made things easier! Some spiderwebs and dust but it is a villa so that was to be expected. 5 star bedding and towels - was very happy with these cozy comforts! They were clean, very high quality, and felt luxurious. This is the perfect place if you and your family want to get away from the city and experience a quiet country lifestyle alone. Make sure to pre-order enough groceries for all your meals and book the chef. Going to the grocery store was not fun because of the drive up and down the hill into Florence. This is a great property if you only want to stay at the property. Our family did not want to be this isolated and thought we could easily walk into town of Settingano for lunch or dinner. This was not the case as the walk to town was hilly uneven pavement and took much longer than the listing described (45 mins one-way). We may not have taken the quickest route but could not figure out the hand written map we received from Giovanni and didn't feel comfortable walking through people’s property not being able to speak Italian. Make sure to stop into Gamberaia Gardens on your walk although price of 20 euro was a little steep. No one was walking on these roads at night so we could only walk to lunch in Settignano. The drive was typical small town stone path roads in Italy so get a small car and be comfortable backing up when you cross paths with other drivers on the hill. Overall this is a great property but I want people to know what they are getting into before they book. It is not that easy to get to the town and even harder to get to Florence. Private Drivers are expensive (120 euro one-way, 240 euro total) but they made our lives much easier as the drive was difficult…especially at night. Highly recommend Tommaso Ciliberti at Tuscany Shuttle Firenze - he was kind, timely, and really saved our vacation when we wanted to explore the city without worrying about someone having to drive. Now we know :)

This property was extremely difficult to find, especially because GPS doesn’t locate it. Owner gave directions from Florence airport, but if coming from elsewhere, you’re out of luck. Property manager doesn’t speak any English and none of us spoke Italian which made communication difficult. I had asked in advance about internet speed after reading some negative comments about it online, but was assured the speed was fast enough for my husband to work while we were there. This was not true, and was a deal breaker. The site advertises a laundry, however they don’t tell you they only allow you to use it once per day. We left this Villa after two days to find other accommodations at the expense of losing our prepaid deposit. We found the owner to be quite arrogant, and do not recommend this property.

This was a huge, beautiful home with an amazing pool just outside of Florence. We had a wonderful time. The kitchen is well equipped, the property caretaker was very kind, the ac in the bedrooms was cold, the pool was divine. What else can you ask for? Oh and definitely hire the cook, Cristina, to make at least one meal for you. It was one of the best meals we had in Italy! Overall, our stay was fantastic. One word of info though, tiny roads leading to this beautiful property so take your time and don't have a big car, LOL!

We have had the most wonderful week in this lovely property, thank you for sharing it with us. Everything is of such great quality and Giovanni’s design style is evident and very much to our taste. Our family are dotted around the world and we booked a week at Villa Casanova two years ago so we could get together and celebrate a significant birthday in the family - it was worth the two year wait! We had a very happy week spending time together, relaxing, some lovely walks and lots of swimming - mostly in the fabulous pool but a couple of our intrepid group even dunked into the lake! We’re all very keen cooks and both the kitchen and the wood fire barbecue helped us produce some delicious meals, the fridge and freezer are huge so we only needed a couple of trips down the hill to the supermarket. The wildlife, flora and fauna were a delight (however there are some bitey bugs, we were glad to have taken bug spray), we enjoyed watching the boar family run around in the evenings. It really is a very special place. Claudio was on hand when we needed him but very unobtrusive, he looked after us so well and always with a smile on his face. We return home relaxed, refreshed and with some fabulous memories of a wonderful week in this little piece of paradise.

The house is lovely and has everything you need, but a few things to be aware of... there are a few steps around inside the house between bathrooms and bedrooms. The pool is a significant distance from the house, so if you are going to the pool dont forget anythng and you cant see it from the house, there is also no wifi at the pool, and the WIFI in the house is VERY slow and intermittent. We came for a week to work and relax but were not able to work at all so ended up having to leave as the wifi was just not good enough. Im sure this would work for others but not for us. We didnt have any problems with the location, it was lovely, beautiful surroundings and very quiet, shame about the pylons. The roads are narrow but there is a pretty straight forward route into florence once you find it. I would suggest the owner provides a decent map for future guests. Air conditioing didnt always apear to work in one bedroom.

I spent the Christmas holiday with my family at the Villa Casanova, and Giovanni the property owner was absolutely wonderful. He connected us to a private driver and private chef for our stay, and we loved the scenery and the accommodations, the house is quaint but comfortable and we spent many fun nights cooking and spending time with family. The caretaker Claudio is also very helpful, and helped resolve any small issues we had during the week. The only thing to keep in mind is that the roads are quite hilly and narrow, so getting to and from Florence takes some care. The countryside is beautiful and quiet though!

This property is set in a stunning location, and the house is lovely. I only wish we could have spent more time there to really soak in the view. The kitchen is well appointed, the beds were comfortable, and the groundskeeper Claudio was incredibly helpful. [Note- if you’re renting, the only reasonable way to drive there is Via di Bagazzano, even if approaching from the south (unless you have a very tiny car).] It is a quick drive to Florence this way.

An authentic Villa with superior service

This property is everything you would expect and more for a stay near Florence. We were a party of 6, the property could easily support 8 with the four separate bedrooms on the upstairs level, each being private to the rest of the guests. The property has a great infinity pool with views overlooking Florence with spectacular sunsets enjoyed each night. There is also an outdoor eating area where we enjoyed dinners and evening drinks by the fire-pit BBQ that can use wood or briquettes we purchased at a local market for our Bistecca Florentina! The kitchen is fully equipped to make any meal you desire or for private chef work. Day to day service is extraordinary since the property owner has a person minutes away to help in anyway. Wood for the fire, additional towels or if you happen to lock the villa keys inside by mistake. He is a very pleasant person who uses Google translator to communicate if needed. If you are as fortunate as our group you will get a chance to meet Achille the local dog, which was a nice surprise to our visit. Certainly made missing our pets a bit easier when Achille paid us a visit. The property also has an alarm system for days you travel out of the Villa. At no time did we feel unsafe in the town however it a nice piece of mind knowing we could set the alarm to protect our possessions. Driving to the Villa. If you read the reviews you will see there is confusion on the location of the property. Personally, as the group driver, I found the directions provided by the owner to be precise and valuable getting to and from. If you spend the time reviewing the directions you will have a smooth trip and have a great location to the surrounding areas to complete your Florence stay. From the Villa we visited Florence Settignano, Fiesoli and more with our own vehicle, a six passenger Mercedes Benz Vito. The views around the Villa are Spectacular! We also hired a tour for our trip to Montepulciano for wine tasting and Pienza for a Pecorini cheese tasting. The tour vehicle was even larger than our van, he was able to successfully navigate the roads with little concern. Lastly on driving, the owner was able to connect us with a local driver for the days we didn't want to try to park in Florence, he was great and also picked us up at the end of the evening. Bottom line, you can get to many places from the villa either by self driving or alternate driver. And if you are flying out of Florence, it's only 30 minutes away. Great Villa!

This property is a phenomenal option for families visiting Florence. This is a great location to enjoy the views of Florence but be away from the city to enjoy some peace and quiet. The villa is great and Giovanni is a great guy helping with the checkin. Also, Claudio was a great help with anything you need at the villa. The views from the pool are as good or better than in the review of the property. Highly recommended for those looking for some peace and quiet, but also the ability to be in Florence in 15min.

Our stay for our family of seven was memorable. The location was perfect for taking transport into Florence. And we used our rental cars to explore the Chianti region. There was plenty of room for the seven of us to be comfortable. We enjoyed the outside patio for early morning coffee. And the pool was a godsend after being tourist in record heat. A plus was having Christina cook dinner for us the night we arrived. It was delious. The owner welcomed us and was very responsive to WhatsApp communication.! Perfect for what we wanted.

Our family stayed here for over a week. Overall, we had a good experience. The grounds and pool were exactly as described. These are the highlights of the house and were great to have in the late afternoons once we had gone to Florence in the morning. Also, both the owner and on-premise caretaker were friendly and accessible. The location cuts both ways - we enjoyed being out of the city a bit to get some green space and a pool. But the roads are narrow and google maps/waze frequently got confused. We just rolled with the punches, and didn't find the drive too daunting. We appreciated having a car anyway for day trips to other cities in Tuscany. The small town that the property is close to, Settignano, has a few good restaurants that are more convenient than having to drop back down to Florence. The one consideration is that the house is more rustic than the pictures portrayed, which is consistent with some of the earlier reviews. It's definitely more farm house than luxury villa. By that, I mean fairly dark and lacking in some creature comforts. For example, the air conditioning never really worked for us. And the shower got cold pretty quickly even with only 3 adults at the property. Last, the bugs are pretty aggressive, so bug spray is helpful and sleeping with the windows open is problematic. It's a trade-off, so I don't score the house down for it, but it's something to be aware of.

My family and I had a great time staying at this home! Flying in from San Francisco, Denver, and Washington, this 170 year old home gives quite the Tuscan feel while getting settled! The drive to the house is up windy, narrow roads that set the tone for the week ahead. The interior is updated enough where you don’t lose the Italian country feel but still have updated amenities. I would recommend this home to anyone looking to go back in time to enjoy a couple bottles of wine near the pool or garden or in front of the massive fireplace! It’s all “Perfecto”!

This home was lovely and atmospheric in all the right ways (Tuscan but with a bit of modern sensibility) with a pool with killer views! The host was charming and helpful.. The drive up was not for the faint of heart as it was barely a one lane road. Follow the host’s driving instructions and not your GPS!

Beautiful Property - close yet remote

Our family of four couples spent a wonderful Christmas week in this villa. You feel as if you are many miles from the city, a feeling enhanced by the drive on narrow twisty roads, but you are only a short ride to the heart of Florence. The home was lovely, well-stocked, and large enough to accommodate all of us while still feeling cozy. It was too cold to swim in the pool but it was so gorgeous we were tempted; I'd love to go back and enjoy it in the warm weather. The whole setting was beautiful, from the hill overlooking Florence to the olive groves and the charming roads to Settignano. We explored all over the property and the area on foot. The caretaker, Claudio, was friendly and helpful, and we had him retrieve us from the village a couple of times - the walk down is easier than the walk up! We heeded their advice and did not rent a car but instead took either the local bus from Settignano or made use of Tommaso, Lorenzo and Luca from Tuscany Shuttle to make our day trips and forays into Florence, including going to the grocery store in Florence (Settignano does have some supplies but you can't do big grocery shopping). The route to the villa is every bit as challenging as they say, so if choose to drive it on your own, make sure you are prepared. We loved the ease of having drivers that knew what they were doing and where to go. We had the recommended chef, Cristina, come to the villa to do a cooking class and it was top-notch. She kept everyone involved, taught us much, and managed to help us create a fabulous meal in spite of our lack of skills. That was definitely a highlight. We also tried several of the local restaurants and had great experiences at all of them. We asked the owner of La Sosta Del Rossellino to choose our menu for us and we had amazing things like a cheese flower with 72-yr-old balsamic vinegar and Florentine beef. We ate at the two smaller restaurants right on the square and enjoyed them also, especially the pastries. Our last night we ate at Trattoria Da Ruggero in Florence, once again asking them to recommend our menu, and it was a perfect ending to the week; great food and welcoming staff in a traditional Italian restaurant. The villa, Settignano, and the wonders of Florence made this an unforgettable trip.

We enjoyed a relaxing and very pleasurable stay. The villa is delightful, tucked into the hills above Florence surrounded by olive trees with fabulous views of the city below. It is elegantly decorated but very comfortable with well equipped kitchen and very much a family home. The swimming pool is sensationally positioned for a perfect view of the city and surrounding countryside and we happily sunbathed, read then cooled off in the pool which is also very well maintained. It is a fifteen minute easy drive into Florence with excellent parking and a pleasant walk into and around the city. The access roads to the villa are narrow lanes ( very similar to Cornwall!) but present no problem once you are shown the easiest routes by Giovanni the helpful owner who also showed us the nearest shopping centre and whose English far surpassed my skills in French or Italian! Equally helpful is Claudio who manages the farm and villa and makes sure all is tidy and comfortable on a daily basis. It is an ideal point to explore the region both from an historic , countryside and wine culture point of view or just to relax in the comfort, facilities and peace of the area. My family ( all adult children ) all enjoyed our stay very much and could not recommend it more highly a beautiful , peaceful location with all we required. Whilst there is public transport and taxis available we all had cars which make the location much easier to access and to travel and explore the region. A wonderful holiday.

Just Fantastic - Wonderful stay just outside of Florence

My wife, daughter (age 1 yr) and another couple with their son (age 2yr) spent a week in this villa. We had a wonderful time. We found the property perfect for our needs as it was a perfect place to relax with amazing ambiance and views but also close enough that it was convenient to get into town. We both rented a car and used public transportation. We found that both worked well for us. There are so many highlights! We were introduced to Claudio who took great care of us on the property. Christina was introduced to us as a resource for cooked meals and cooking lessons in the Villa. This was one of our favorite experiences. We explored the nearby area and visited a winery very nearby (Poggio de Noce) which was relaxing and fun. We spent time in Florence and the surrounding area - who can say more. We even did a day trip to Venice for lunch - amazing. All in all, we had a wonderful stay and this location and the hosts were better than we could have expected. I'm certain every member of our group would highly recommend this property and we all talked about how we would like to come back to this very place again and again. Thanks to Giovanni and all of the wonderful people he exposed us to who treated us so well while on holiday!!
